All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
The valuation of improvements for the subject building permit application has been calculated to be $6,000,000.Egress from a room or space shall not pass through adjoining or intervening rooms or areas, except where such adjoining rooms or areas are accessory to the area served, are not a high hazard occupancy and provide a discernible path of egress travel to an exit.
Provide dimension on the site plan to justify the minimum 60ft separation to allow the unlimited area for the building.Is the dotted line aproperty line or centerline of street or whatever it is. If this is a street, show name of the street. Please note a drainage ditch is not public way.Specify the occupancy group and use of each of the spaces in the building. With the A’s be specific A2 or A3 etc. Please note A2 in unlimited buildings have specific requirements of separation from the rest of the building. See chapter 5, unlimited area section.Provide on floor plan a wall legend that identifies new walls, fire rated wall, existing walls and walls to be removed. Please make sure the wall legend is consistent and use similar drafting size as the one shown plans and under the wall legend shown on sheet 1A-1.0. Please note due to the font used for the legend on 1a-1.0, the legend is difficult to make it match the walls shown on the flor plan.Please note accessible toilet compartments, need to comply with the clearances shown on detail 11B-604.3.1 and 11B-604.8.1.1.2 for side opening doors.Revise the type of construction listed on 1st sheet of plans. Is it type IIIB or Type IIIA? It can’t be type IIIB with 1-hr rated construction.Keep the information related to unlimited area if you have 60 ft separation, take out the rest of the area calcs since it is not used.All new entrances are required to be accessible. Make sure you label all exits and entrances that are new as new and those that are existing as existing.
