Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3 corrected sets of plans. Please refer to red marks on the drawings for additional plan check comments.(When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process. - Orange County Fire Authority (OCFA) on the corrected/final sets of drawings (714-573-6108)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer on final drawings .Section 107, 2013 CBC.Provide detail/s to show compliance with smoke andfire dampers penetration, electrical, mechanical and plumbing work for 1-hour rating. Obtain a separate permit for Mechanical permit for approval on location and Type of Smoke and Fire dampers. Please refer to item number 5 above. Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana. Please confirm that fire rating up-grade is applicable to entire 1stand 2nd floor as indicated on Sheet A-0 of drawings for phase I.Indicate the permit number to be cancelled and indicate job description of 3 phases of project on the cover Sheet. Indicate the scope of each phase.Show correct occupancy as A-2 and Type of construction as V-A (1HR fire rated building) on the drawings.Provide correct labeling for details to be 1 hour fire rated on the drawings for clarification. Provide a copy of fire rated assembly for elevator shaft/wall, ceiling, columns, and stairway shaft,interior and exterior walls (Clarify if exterior walls are existing concrete or woodconstruction) to Table 7 of 2013 CBC and item number, UL or Gypsum Association Fire Resistive Manual. A copy of description of fire rated assembly for each building elementas shown on the design manual must beon the drawings for contactor to follow and City inspector to verify.Please clarify if “Georgia Pacific” is used as approved testing agency of fire resistive assemblies.Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana. Provide additional information on “Georgia Pacific” for review and acceptance.Provide complete description of fire rated assembly for followings; UL5516, UL 518 or UL21566. Provide a copy of complete description of rated assembly from UL approval Design Manual on the drawings. Show compliance with Table 601 of 2013 CBC. Clarify the fire rating of existing roof on the drawings, show roof framing/construction and how to be up-graded to 1 hour rating. Refer to Table 601 for required building elements to be 1 hour fire rated. Identify primary structural frame, exterior and interior bearing and non-bearing walls on the drawings and identify walls to be 1 hour fire ratedbased on Table 601. Provide cross reference from floor plan to appropriate fire resistive details on the drawings. Clarify if 20 minute or 60 minute doors as specified on the drawings are part of this approval. Additional plan check comments apply. Please refer to red marks on the drawings for additional plan check comments. Return markup set of drawings with revised drawings.
