All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. BUILDING PLANNING City records note the type of building construction as ___”III-N”_____ under a 2001 CBC code edition. Please note type of construction on drawing ___”III-B”_____ based on the 2013 California Building Code Chapters 5 and 6.Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or Fire Departments.Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process.Sheet T1Computer-printing errors appear to occur randomly throughout the plan. Provide ( 7 ) accessible parking spaces as required by Table 11B-208.2.
Two van accessible parking spaces are required for 7 accessible parking spaces provided. One in every six or fraction of six parking spaces required by Section 11B-208.2 Minimum Number, but not less than one, shall be served by an access aisle 8-foot wide minimum placed on the side opposite the driver’s side when the vehicle is going forward into the parking space and shall be designated “van accessible”. All such spaces may be grouped on one level of a parking structure. §11B-208.2.4, 11B-502, Fig 11B-502, 11B-502.3, & 11B-502.3.3
Accessible parking spaces complying with Section 11B-502 Parking Spaces serving a particular building or facility shall be located on the shortest accessible route of travel from adjacent parking to an accessible entrance (as near as practical to an accessible entrance). §11B-208.3.1
In buildings with multiple accessible entrances with adjacent parking, accessible parking spaces complying with Section 11B-502 Parking Spaces shall be dispersed and located closest to the accessible entrances. §11B-208.3.1
Detail 12: Dimension minimum 18-foot long car and van accessible parking space(s) and access aisle(s). §11B-502.2, Figures 11B-502.2 and 11B-502.3
Dimension minimum 12-foot wide accessible van parking space with minimum 5-foot wide access aisle. Van parking spaces shall be permitted to be minimum 9 feet wide where access aisle is 8-foot wide minimum. §11B-502.2, Figures 11B-502.2 and 11B-502.3
Detail 12:Car and van stall access aisle shall be 5 foot wide minimum and shall adjoin an accessible route. Two parking spaces shall be permitted to share a common access aisle. §11B-502.3, Figures 11B-502.2 and 11B-502.3
Detail 12:Slope in any directions on access aisles and accessible parking spaces shall not exceed 1:48.
Detail 4: Fill in the blanks on the vehicle-towed claim information:
"Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense. Towed vehicles may be reclaimed by telephoning The Santa Ana Police Department at (714) 245-8665. CVC 22658a."
Detail 2 & 4: The signage width on detail 2 is 18 inches; The signage width on detail 4 is 17 inches. Verify discrepancy.
Unlimited area provision is used under building analysis on first page of the plan. Show 60-foot Fire Separation Distances around building on the site plan.Sheet AD2.1
On door #3, minimum 18 inches is required pass the strike edge of the door.

Detail 16: Provide and reference the full-height partition wall. Provide connection detail at top of wall to roof structure above. Provide connection detail between wall and floor-ceiling level. Provide connection detail between bottom of wall and foundation below.
Structural Drawings and calculations
Please provide Engineer-On-Record’s signature on all structural drawings.
Sheet S1.0: Verify beam “B1” near the left-hand-side on the framing plan. There are two “B1” callout on the plan.
Sheet S1.0: Structural calculations indicate beam “B1” with right-hand-side cantilever portion. There are two uniform beams on the plan. Verify design.
Sheet S1.0: Structural calculations indicate beam “B1” size W18x86 cantilever design. However, framing plan shows beam size W18x97. Verify design.
Sheet S1.0: Provide the 9-foot square structural footing calculations.
Sheet SN-1: Soils report dated July 27, 2016 are referenced and soils report’s allowable soil bearing pressure of 2000 psf are used in footing design. Provide soils report for plan check.
Structural calculations page 2 tabulated design dead load of 75 psf. However, all beam design uses 60 psf. Revise dead load tabulation or revise calculations.
