The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Provide an Index of drawings on cover sheet.Include address and telephone number of the responsible designer and date of signing of drawings. Provide a statement on the title sheet of the plans that this project shall comply with following codes: - 2013 California Residential Code (CRC) - 2013 California Building Code (CBC) - 2013 California Electrical Code (CEC) - 2013 California Mechanical Code (CMC) - 2013 California Plumbing Code (CPC) - 2013 California Green Building Standards Code (CGBS) or CALGreen - 2013 California Energy Code (CEnC) - City of Santa Ana Municipal Code Either assume the garage as part of the residence and hence provide ai-hour construction on the garage side that adjoins the house or, assume a property line between the house and the garage. Show if any street is next to the property line parallel to the garage. Please note if the garage is designed as part of the house, Walls less than 5 feet from the property line need to be of 1-hr construction if the house is not sprinklered and 3 feet if it is sprinklered. Provide smoke alarm in every sleeping room. All smoke alarms and carbon monoxide alarms must be hard wired an interconnected. Provide adequate shear walls in the direction parallel to the rafters. Provide a detail of how the three 2x12 are bolted. Justify the adequacy of the 2x8 hip. Provide framing details to show how the framing is arranged where the existing house meet the addition. This addition need to comply with the California green building standards. Correct the printing on the 1st sheet of plans it seems some of the notes are overlapping with the title block. Person preparing plans need to sign plans.
