See the list below for items # 15, 18, 30, & 31. Also, see red marks on new plan sheets: S01, S11, S12, SD1.2, SD2.1, SD 2.2. APPLICABLE CODE: 2013 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.The code analysis on sheet A0.3 is not showing the location of the proposed tower. Please show the proposed tower on this sheet and justify the type of construction, rating of exterior walls, opening protections for buildings “A”, “B”, and the tower.The valuation of improvement for the subject building permit has been calculated to be $400,000.00Provide roofing classification for the proposed areas added to buildings “A”, “B”, and the roof of proposed tower.The intake of the roof overflow to be 2” above the main roof sheeting and not the roof drain sump area. Please update the detail 13/A11.1 to show compliance.Show compliance with chapter 5 of California Green Building Standards Code on the plans. Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance. The description area of the calc. does not have a reference to the framing plan.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.A correlated grid system must be provided on the structural calculations and drawings to facilitate plan review process.The shear wall NO. on sheets S01 and S11 are not matching. Please coordinate these sheets. There seems to be issues with the structural details and the framing plan. see red marks on sheets S11, SD1.2, and SD2.1. All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceA separate Building Permit Application is required for: - Each building, please submit a building permit application for the tower structure.Provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing membersProvide on the drawings interior wall and ceiling finish schedule showing compliance with CBC Section 803 and CBC Table 803.9.The floor or landing at each side of an exit door shall be level and having a length in the direction of the door swing of at least 60” as measured at right angles to the plane of the door in the closed position. Provide dimensions for the door landing in the back of buildings: “A” & “B” to show compliance. See red marks on sheet A2.1 of drawings.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Please modify the note # 5 under general notes on sheet T0.0 to show compliance. .The bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Accessible parking spaces serving a particular building shall be located on the shortest accessible route of travel from adjacent parking to an accessible entrance. The proposed 2 accessible parking stalls in the back of building “A” and the 2 in front of building “A” does not seems to be nearest to the entry of building “B”. Revise the site plan to show compliance with CBC Section 11B-208.3.1CBC Section 11B-208. One in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible.Out of 4 proposed parking stalls, none is Van accessible. Revise the drawing to show compliance.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2013 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. - The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.” - Refer to the attached information sheet.See red marks on the plans. Please resubmit the marked up set of drawings and the calc.with revised plans for recheck.
