See the list below for items # 8, 9, 19, 22, 24, 27, and 29. For item # 8, no ceiling joist is called out on the framing plan. 2 X 12 Ridge Board will not work in the existing area if there is no ceiling joist there. Are the ceiling joists being removed in existing area? For item # 9, 2 X 6 @ 16” O / C Rafters will not span 17’ per Table R802.5(1) of CRC. There seems to be a problem in calculation for these rafters. See the red marks on the calc. for this item. For item # 27, provide and show on the plan the location of laundry facility for this house. See red marks on sheet A-2, A-3, and S-2. This marked up set to be return to City with revised plays for recheck.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment. The drawing/information submitted for Building Safety Division review is incomplete. The applicant shall prior to resubmitting, complete all construction documents to show compliance with 2013 California Building Standard Codes with local amendments.The recheck plans shall be submitted only when all the following items are completed and plans are signed and stamped by a California licensed engineer. Provide full foundation plan with construction details to show compliance with CRC. And how new and existing foundation are connected. Provide roof framing plan and Specify the size, spacing and direction of rafters and how existing and proposed roofs are connected together. Show ceiling joist size, spacing, and direction on plans andcall out, beams, and headers and the plans with their construction details. Provide structural calculation for this addition and justify the vertical and lateral loads resisting systems with their construction details. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. Indicate detail and section references as to their appropriate location on plan views. For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Provide Nailing Schedule on the plan to comply with CRC requirements. A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or subgrade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab.Call out minimum thickness of 3½ inch concrete slab on grade, reinforcement, and moisture barrier on foundation plan. Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. Note on the plans that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt. Detail how the interior shear walls are connected to the roof/floor diaphragm(s). Provide diaphragm chord connection details addressing both tension and compression loading.Include address and telephone number of the responsible designer and date of signing of drawings. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Dimension roof overhangs showing compliance with CBC Section 704.For roof covering specify: -Manufacturer and type of built-up roof. -Type/manufacturer and International Code Conference (ICC)/Underwriters Laboratories (UL) number of shingle/tile roof. -Roof coverings shall have at least a Class "C" rating. Plumbing facilities, including laundry facilities, shall be provided in accordance with the California Plumbing Code (CPC). Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Glass enclosure doors and panels must be labeled Category II. Swing door outward. Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings showing compliance with CBC Sections 2403, 2404 and 2406. Glazing in doors and fixed glazed panels of more than 9 sq. ft. shall have Category II classification per CBC Section 2406.1. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -Signed Energy Efficiency Documents must be printed on the plans. -Also, submit 2 copies of signed Energy Efficiency calculations. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code). The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. -The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -Please refer to attached Residential Lighting Design Guide and revise drawings to show compliance. Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. Plan check stopped due to nature of incomplete plans.Please resubmit the marked up copy of the plan with revised and completed plans.
