The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of ________ bedroom(s).Amount of $6,622.22; net addition of 5 bedroomsAmount of $5,952.18; net addition of 4 bedroomsAmount of $5,375.50; net addition of 3 bedroomsAmount of $4,006.57; net addition of 2 bedroomsAmount of $3,006.99; net addition of 1 bedroom Drawings must be to scale and be on 18" x 24" minimum sheets. Scale of Drawings must be large enough to insure legibility. Delete notes and details that do not apply to this project. Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Delete notes and details that do not apply to this project. (CBC 107) New one- and two-family dwellings and townhouses shall have an automatic fire sprinkler system installed in accordance with CRC Section R313.3 or NFPA 13D. Contact the Santa Ana Fire Department for fire sprinkler permit requirements (714) 647-5839. (CRC R313) Specify finish floor elevation of first floor. (CBC 107.2.5) State Division of Occupational Safety Permit (Cal/OSHA) (939-0145). -Construction of trenches or excavations, which are five feet or deeper and into which a person is required to descend. -The construction or demolition of any building, structure, false-work, or scaffolding more than three stories high or the equivalent height. Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City's Public Works Agency (647-5039). The project owner/developer shall designate a contact person who has the authority to act on behalf of the owner to coordinate and provide consistency for all of the plans required for the project including landscaping, grading, pedestrian protection, architecture, structural, electrical, mechanical and plumbing. On the drawings note the contact person's name, position, address and telephone number. (CBC 107.1 and 107.3.4.1) Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange. PLAN CHECK COMMENTS All Fire Areas on sheet G2.1A have been reviewed and all design fire areas are within the allowable fire area limits. All Fire Walls within the structure have been reviewed and location of fire walls, construction details, fire rating, and terminations have been verified. Egress Analysis and design has been reviewed and meet Building Code minimum. Accessibility design has been reviewed and meet Building Code minimum. This building is of Type III-A construction, provide /show: Continuous drywall behind all tubs is required unless the walls are within the unit and non- bearing. Back to back tubs with a common plumbing wall are impractical in 1-hour buildings. All interior bearing walls shall be constructed of notless than 1-hour fire-resistive construction. (T-601) Attic access openings in 1-hour ceiling can be 2layers of 3/4" plywood or one layer of 1-5/8" T&Gmaterial, self-closing. All openings in floors are required to be enclosed bya shaft having wall, floor, and ceiling of ______2____hour fire resistive construction. (713.1) Recessed ceiling light fixtures must be boxed aroundwith 5/8" Type “X” drywall” to maintain the 1-hourceiling assembly. Continuous drywall is required behind all electricalservice panels, fire hoses and medicine cabinets. Exhaust fans from the bathroom must enter throughthe wall. Dampers are required if the ceiling ispenetrated (717.5) Plumbing penetration through horizontal occupancyseparations shall be boxed out and filled with approvedsafing material. Insulation is not approved. Penetration of the 1 hour ceiling by ducts from the FAU and the stove hood require dampers (use a ductless hood whenever possible). Attic units (including heat pumps) require dampers at all ceiling penetrations. (711) Steel beams and columns shall be protected asrequired for 1-hour protection. Where ceiling formsthe protective membrane for fire-resistiveassemblies (occupancy separations and rated roof/ceiling or floor/ceiling assemblies), theconstruction (floor joists) and their supportinghorizontal structural members (beams) need not beindividually fire protected except where such members support directly applied loads from morethan one floor or roof. The required fire resistanceshall not be less than that required for individualprotection of members. (704.3) All plumbing penetrations thru walls which requireprotected openings (Fire walls, Fire barriers, Firepartitions) are required to be galvanized or cast ironpiping. FIRE PROTECTIONPlans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana. EXIT ACCESSEXIT ACCESS. That portion of a means of egress system that leads from any occupied portion of a building or structure to an exit. EXIT SIGNSExit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.CBC Section 1011.1. Provide a directional exit sign at changes in exiting direction.CBC Section 1011, Requires exit signs to be readily visible from any direction of approach.
