Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (714-573-6108) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)- School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. (New floor area of 2600 S.F. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2015 California Building Standards Code with local amendments.Revise drawings to show the existing and new work under this permit. Show location size and distance to property lines and existing buildings on the site. Additional plan check comments may apply to this project. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.Provide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. - Show all property lines of record on the site plan. Show compliance with CBC Section 704 and CBC Tables 601, 602, and 704.8.Show on the plans: - Complete legal description - Assessor’s Parcel Number - Project Address/Suite/Room Numbers; Building Numbers - Occupancy Classification(s) - Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 505, 506, 507, and 508 and CBC Table 503) - Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Section 506.3, required by CBC Section 903 for type of occupancy, etc.) - Number, width, and purpose (cite code section) of yards required - Number and fire-resistive rating of all area separation walls - Number of stories/mezzanines and building height in feetShow location of pay station on the site plan and clarify if existing or new. Indicate distance to property lines and existing building/s on site.Scope of work is unclear and site plan shows new ramp, new concrete walkway, new curb, new light pole, new trash enclosure, unclear differed permit, and new planter. Revise drawings to show existing items and new items under this permit. Plan check comment is based on new canopy and pay station. Additional plan check comments applies when other new items are included as part of this permit. Clearly show location of each new canopy, size and distance to property lines and buildings on the site. Show compliance with Table 602 for required column and canopy protection. Please refer to Table705.8 for required protection of openings at property lines. Show compliance on the drawings.Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number: - Roof - Columns - Structural ElementsShow floor area justification based on Table 503 and occupancy separation based on Table 508.4. Show compliance with CalGreen and SB 407 and provide completed Forms on the drawings to insure compliance. For compliance with CalGreen please refer to attached Non-residential checklist and Non-residential certification and provide a copy of completed signed Forms on each set of drawings. Submit drawings to show compliance for each applicable item. Accessibility Drawings are missing information to review accessibility compliance with Division 2, Chapter 11B with July 1st 2015 amendments. Provide complete drawings to show compliance with followings: - Accessible entrances - An accessible route to the altered area - Accessible restrooms - Accessible telephone - Accessible drinking fountains, and - Parking, signage and alarms It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA Standards and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with CBC, California Building Code. The valuation of improvements for the subject building permit application has been estimated to be $50,000.00 provide SIGNED contract by owner and contractor if lesser valuation is proposed. The contract to include material and labor for this permit. .Valuation of proposed project is calculated as $50,000.00. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Chapter 11-B, Division 2. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.For existing or new building, show location of 6” high curb, railing, and landscaping in-lieu of truncated dome. Truncated dome is required at zero curbs. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide. Revise drawings to show compliance.Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed in accordance with CBC Section 11B-705.1. STRCTURAL Hand modifications are not permitted on the drawings. Also remove non-applicable detail/s. Clarify the hand written modification to roofing material and show positive attachment to structural members including the justification for diaphragm positive attachment. Revise structural calculations and drawings for minimum foundation/footing design requirements per City of Santa-Ana as follows: - Allowable foundation pressure not to exceed 1000 PSF. Lateral 100pcf. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.Provide material specification for steel, concrete, bolt per structural calculations.Clarify the size/area of new canopy on the drawings and removed differed submittal portion for clarification.The engineer or architect in responsible charge of the structural design work shall include in the construction documents the following:- Structural tests and inspections required by CBC Chapter 17.Additional plan check comments may apply to this project.
