CITY OF SANTA ANA AMENDMENTS
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Return marked up set of drawings with corrections. Please refer to red marks on the drawings for additional plan check comments. Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance of Worker’s Compensation Insurance.Please note all accessibility comments are based on July 1st 2015 Supplements of 2013 CBC and 2010 ADA (City project). Drawings are required to show compliance.Please note that scope of work is limited to selective accessibility compliance as shown on Sheet A-1.1only. Please confirm.A drawing to be reviewed and accepted by CASp as well as final inspection by CASp is required. Please provide a note on the drawings. Also final drawings to be signed and stamped by licensed architect. Refer to red marks on Sheet A2.1, for additional plan check comments including the followings:Total number and location of seating and accessible seating per Table 1B-221.2.1.1. Permanent Assistive listing Systems per 11B-219 Companion seat per 11B-221.3 Designated aisle sears per 11B-221.4. Reference Sheet A2.1, The ramp new lading is shown to reduce the aisle width for exiting system. Revise drawings to show existing approved width is maintained. Reference Sheet A-2.1A, A-2.3 and A-2.3A; correct cross reference for ramp and stairway and handrail and guards modifications and show compliance with red marks on the drawing. Show tread warning for stairway on sheet A2.3A. Submit structural calculations for design of stairway and platform including handrails and guards by a licensed architect or engineer. Incorporate results of structural calculations into drawings prior to re-submittal. Separate architectural and structural drawing is required. CBC Section 2407.1, Glass used as a handrail assembly or a guard section shall be constructed of either single fully tempered glass, laminated fully tempered glass or laminated heat-strengthened glass. Glazing in railing in-fill panels shall be of an approved safety glazing material that conforms to the provisions of Section 2406.1.1. For all glazing types, the minimum nominal thickness shall be ¼”. Fully tempered glass and laminated glass shall comply with Category II of CPSC 16 CFR 1201, listed in Chapter 35. See Sections 1607.7, and 2408.1 for additional comments.CBC Section 1008.1.2, Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more. Panic hardware shall comply with CBC Section 1008.1.9. The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. CBC Section 1126A.3.2.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.CBC Section 1013.2. The top of the guards shall not be less than 42” in height. Show compliance with CalGreen and SB 407 and provide completed Forms on the drawings to insure compliance.
