The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, is required by the School District to verify the scope of the work.
ARCHITECTURALProvide a statement on the title sheet of the plans that this project shall comply with following codes:
- 2016 California Residential Code (CRC)
- 2016 California Building Code (CBC)
- 2016 California Electrical Code (CEC)
- 2016 California Mechanical Code (CMC)
- 2016 California Plumbing Code (CPC)
- 2016California Green Building Standards Code (CGBS) or CALGreen
- 2016 California Energy Code (CEnC)
- City of Santa Ana Municipal CodeShow location of new FAU on the drawings. For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305). Glazing in door and enclosures for hot tubs, bathrooms, showers less than 5’ above the standing surface shall have a minimum category classification of II (CPSC 16 CFR 1201). (CRC TR308.3.1 (1) & 308.4(5)) tempered glass.Glazing in door and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathrooms, showers less than 5’ above the standing surface shall have a minimum category classification of II (CPSC 16 CFR 1201). (CRC TR308.3.1 (1) & 308.4(5)) Specify ICC approval number and weight per square foot for tile and special roof coverings per structural calculations, concrete tile of 7 psf (CRC R905.3.4 and R905.3.5).Provide a complete full-height section and details of stairway showing: (CRC R311.7)
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
- Minimum width of 36 inches.
- Minimum headroom of 6 feet 8 inches.
- Framing (stringer, landing, etc.) size, bracing, connections, footings.
- Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
- Enclosed usable space under a stairway requires ½ inch gypsum board on the enclosed side. (CRC
R302.7)Stairways within dwelling units and exterior stairways serving a dwelling unit shall have an illumination level of not less than 1 foot-candle measured at the center of the treads and landings. (CRC R303.6)Handrails shall not project more than 4.5” on either side of the stairway and the minimum clear width of the stairway at and below the handrail height shall be 31.5” and 27” when installed on one side and both sides, respectively. (CRC R311.7.1) The top of handrails shall be placed not less than 34 inches nor more than 38 inches above the nosing of the treads. A clear space of 1-1/2 inches is required between the handrail and the wall.Where guards are used as handrails at the sides of stairs they shall have a height between 34-38 inches. (CRC R312.2.7) Provide a 42 inch high guardrail at balconies, landings and decks located more than 30” vertically to the floor or grade below. (CRC R312.1 & R312.2) .Provide detail of the guard showing that a 4” diameter sphere may not pass through any opening in the guard. (CRC R312.3)Where guards are used as handrails, provide a detail of the guard (including a handrail on open sides of the stairway) showing that a 4 3/4” diameter sphere may not pass through the open space between intermediate rails and pickets. The open space between the riser tread and bottom rail of the guard shall not allow a 6-inch diameter sphere to pass through. (CRC R312.3) ENERGY CONSERVATION
Reference Sheet 19 of T-24 report, Please note 3206 SF of floor area is required to have two HVAC systems for compliance. One HVAC system is specified. Revise report for compliance and coordinate with architectural drawings for location of existing and new HVAC system.
Reference Sheet 3 of T-24 calculations for R-15 wall insulation. Please coordinate with architectural; drawings for approved condensed R-15 insulation that fits into 2x4 studs or other approved method to meet R15 insulation and provide detail on the drawings.
The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.

Please refer to attached SB 407 Form and CalGreen Forms and provide a copy of completed forms on the drawings
STRUCTURAL
Reference Sheet S2.2, refer to red marks on the drawings and correct Keynotes applicable to floor framing plan.
Reference Sheet 2; indicate ICC approval number for weight of concrete tile of 7 psf.
Reference Sheet S2.3, S2.4 and S2.5, Where rafter ties are not provided, the ridge board must be designed as ridge beam. For proposed ridge board/roof rafters provide rafter ties of span of 26’-11’’. Submit calculations for connection designof tension load between roof rafter and rafter ties/ ceiling joist. Roof truss system may be a more suitable design due to long span.
Please revise calculations to comply when 2012 NDS and 2016 CRC/CBC. A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and foundation plan, floor plan and roof plan may be correlated.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Stairway(s). CBC Sections 1607, 1630a and 1133B.4, and CBC Table 1607.1, Item 36.
- Handrail(s)/guard(s). CBC Sections 1012, 1013, and 1607.7.
- Guard(s). CBC Sections 1013 and 1607.7.)
- Complete foundation design
Submit complete structural calculation for each vertical load member with span more than 6’-0”.
In lieu of soils investigation report per Sections 1803of the 2016 California Building Code and City of Santa Ana internal policy, revise structural calculations for minimum foundation/footing as follows:
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
- The minimum depth of footings below undisturbed ground surface to be 12 inches.
- Minimum width and thickness of the footing shall comply with Table 1807.1.6.2 of the 2016 CBC.Provide framing around attic access when C.J. is spaced at 16”OC.
On the drawings, provide Nailing Schedule in conformance with CRC Table R602.3(1).
Detail how the interior shear walls are connected to the roof/floor diaphragm(s). Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed and provide Sheer block. Show on the plans how Second floor lateral loads are transferred to first floor shear walls.See red marks on the drawings.Provide diaphragm chord connection details addressing both tension and compression loading.(When applicable), Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.”
Truss drawings must reflect compliance with CBC Sections:
-Plans, structural calculations, and specifications must be prepared by a California registered civil
engineer. (A106.1)
-Regulation of prefabricated construction including required inspections and certifications. (1703.6)
-Connectors and fasteners shall be installed in accordance with CBC Section 2304.9.
-Metal-plate-connected wood trusses shall conform to CBC Section 2303.4. Provide evidence of
required fabrication, storage, handling and delivery inspections.
-When bearing studs are spaced at 24-inch intervals and top plates are less than two 2-inches by
6-inches, and when trusses are spaced at more than 16” intervals, such trusses shall bear within
5” of the studs beneath or a third top plate shall be installed. (2308.9.2.2)
List all deferred submittals on cover sheet. (CRC R106.3.3) possible roof trusses.
