Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceFirst Plan Check Comments These plans are incomplete and cannot be checked at this time. Please provide the following information listed below, so that a meaningful plan check can be performed.First Plan Check Comments: Provide complete structural calcs for the structural frame of the tower including it anchoring mechanism. Please analyze all connection and structural members. Second Plan Check Comments: Structural calculations have been provided. As stated in the letter, structural frame and analysis were performed by structural engineer at R. Shreenan & Associates. However, it appears the set of calculationswere based on an outdated building code edition 2007. As of January 1st, 2017, City of Santa Ana enforces 2016 California Building Code. All references and design calculations shall adapt 2016 California Building Code. In addition, seismic criteria are based on zip code “92606”. Seismic criteria are site specific and the correct address or zip code shall be used in design. And lastly, Engineer On Record appears to be “Raymond Shreenan” since the Engineer seal and signature is on structural calculations. However, plan shows two Engineering seals on every sheet which include another Engineer “Pedro Montenegro”. Plan should clearly show the name of Engineer On Record. If the second Engineer is only responsible for partial design on the plan, it shall be clearly stated on plan. This is necessary for professional responsibility and liability purposes. First Plan Check Comments: Provide a site plan to show location of the building and the location of the proposed tower on the site. Second Plan Check Comments: A Google map is provided on sheet 2 and it shows location of the proposed tower. Please show property line on the plan and fire separation distances between the tower and property line. Fire separation distance is required to determine the minimum fire-rated construction and openings. First Plan Check Comments: The tower’s location with the respects to existing parking and exits. Please provide a floor plan to show the location of the proposed equipment.First Plan Check Comments:Specify the on plans current use and occupancy of the building. On sheet 8 detail A shows four one-inch diameter anchor bolt at 18 inches embedment length. Calculations show base plate of ¼” by 12 inches square is required at connection. The total amount will be assessed once all the information is submitted. Please make sure to have the number of hours estimated by one of the senior plan checkers when you resubmit your project if you still elect to have the project plan checked on an accelerated basis.
