If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.Submit a copy of the referenced soils report dated 11/07/2016 for this job.There are 3 other new structures shown on the sheet A1.0, please make a note if these 3 structures are under a separate permit. Provide construction details to show how the lateral loads of the high roof will be transferred into “Braced Frames” system at each end of the high roof. See red marks on sheet S-1 and Sd-2 related to this issue.Provide structural calculation and construction details to show how the lateral loads of the lower roof will be transferred and resisted by 6 X 6 posts and a shear wall of only 4’ wide.Provide a clear calculation for over turning and resisting moments for the “Braced Frame” and show what is the safety factor.Provide a clear calculation for foundation design to show the 24” thick FTG with # 6 @ 12 O.C. meets the soils bearing pressure.What is the foundation safety factor for over turning?Provide construction details for the architectural elements on the roof. See red marks on sheets A3.0 & A4.0 for these items.This review does not include plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.The valuation of improvements for the subject building permit application has been calculated to be $300,000.00A separate Building Permit Application is required for:
- Each building
- Each structure
- Each sign
- Pedestrian protectionProvide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.Show on the plans:

- Type of ConstructionProvide fire blocking in concealed spaces of stud walls including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Fireblocking. In combustible construction, fireblocking shall be installed to cut off concealed draft openings (both vertical and horizontal) and shall form an effective barrier between floors, between a top story and a roof or attic space. Fireblocking shall be installed in the locations specified in CBC Section 718.Complete all soffit and furred out details. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Any attic access for the proposed entry structure?Any attic ventilation for the proposed structure? Show compliance with CBC Section 1203.2.Show compliance with CBC section1403.2 for weather resistant of exterior walls.Any roof drainage for this structure? See CBC Section 1503.4CBC Section A106.1. Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.These plans were taken in with minimum of 2 hours for Accelerated plan check time. Called the Architect on 1-10-2017; and mentioned that the 2 hours is not correct for this job.
