APPLICABLE CODE: 2016CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please refer to mark up set of drawings for additional plan check comments. Return marked up set of drawings with corrections. Resubmit 3corrected sets of plans. Red mark drawings are ready at permit counter for pick-up.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 714-647-5800 for information.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.Please refer to attached Manufactured Home, Mobile & Commercial Coach Handout Sections; E, F, C and D and summit drawings in compliance with said Sections including distance from exterior walls to property lines. Provide legible drawings including architectural and structural drawings with calculations. Provide 17”x 24” minimum size drawing (Legible). Incorporate results of structural calculations into drawings prior to re-submittal. A complete structural calculation for foundation analysis is required. Provide floor plan (18”x24” minimum size) showing entrance door, interior offices, toilet rooms, etc. Drawings to be reviewed for compliance once complete information is provided. Please coordinate between architectural, structural including foundation designs and T-24 energy drawings to insure compliance. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). - Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, for School District to verify the scope of the work. - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).The proposed project shall conform to the State Energy Conservation Standards. Submit drawings and calculations for review.Please refer to attached CalGreen Forms and provide a copy of completed Forms on each set of drawings.
