The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously
approved plans should be submitted to expedite the process.
Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Add complete scope of work on the drawings cover Sheet.Basements, habitable attics, and every sleeping room in dwelling units must have a window or exterior door for an emergency exit, sill height not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. (CRC R310.1-R310.1.3)Specify U-Factor and SHFC for new windows incompliance with 2016 Energy Standards. Glazing within 24” arc of either vertical edge of the door and less than 5’ from the walking surface shall be safety glazed. (CRC R308.4 (2)). Also glazing over 9 square feet in area with bottom edge less than 18” above the floor and exposed top edge greater than 36” above the floor shall be safety glazed. (CRC R308.4 (3)) Identify use of floor below proposed bedroom addition; provide 1hour rated floor assembly based on Table 7 of 2016 CBC, when existing M or B occupancy is an existing use.Fireblocking is required in concealed spaces 10’ o.c. horizontal, vertically at the ceiling and floor levels, connections between horizontal and vertical spaces, (CRC R302.11)
Provide calculations for justification of existing foundation size where additional floor load is imposed by new floor addition.
In lieu of soils investigation report per Sections 1803 of the 2016 California Building Code and City of Santa Ana internal policy , for minimum foundation/footing design requirements for small projects as follows:
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom..Incorporate results of structural calculations intodrawings prior to re-submittal and see red marks on the drawings for additional plan check comments. Please Clarify concrete with f’c of 45000 psi for exiting building as called out on Sheet A-3.Drawings show R19 insulation for existing wall. Please notethat R-19 wall insulation fits into 2x6 studs and not 2x4 studs. Please clarify. Existing stud size and insulation.
Indicate ICC approval for “Dura” screws as specified on Sheet A-3 for floor diaphragm nailing.
Please show compliance with SB 407 (Copy attached) on the drawings.
