The recheck of your project was completed this morning, 03/30/2017; and the following items from the first plan check are not done/ completed at this time. See the list below for item # 15, 17, 18, 20, 27, 28, 29, 30, 31, 32, 33, 34, 36, 37, & 38.
For item # 17 please provide a clear and updated architectural site plan and show the location of existing property lines on the site plan with respect to proposed addition. Architect to verify the location of recorded property lines as it is shown on “TENTATIVE PARCEL MAP NO. 99-152”. Sheets S-1.2 & S-1.3 is not clear.
For item # 18, this item shall be responded with respect to location of property lines under item # 17 above.
For item # 27, provide a note on the architectural plans.
For items # 28 through 34, provide construction details to show compliance. Sheets S-1.2 & S-1.3 does not show compliance with CBC chapter 11B.

All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Please return marked up set of drawings with corrections.Please update the code editions on the plans. As of Jan. 1/ 2017, the 2016 California Codes are in the effect. See the red marks on cover sheet and sheets A 7.1 & A 7.2. The reference to tactile exit signs on sheet A-07 shall be made to 2016 California Building Code.On the drawings, provide roofing classification to comply with CBC chapter 15 for the proposed new addition. What is the fire rating of “FAUX GRASS” to be installed on the new roof area per sheet A-5.1 & A-5.4?Please verify with Planning Division the use of proposed scupper for the new addition as shown on detail 4/A5.4. On the drawing please called out the rating of the floor ceiling that separate this space from the space above. See Section 508 and Table 508.4 for min rating of this assembly.Provide and call out a clear space of 48” between doors in the vestibule # 100.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.The structural engineer stamp on “S” sheets has expiration of 12-31-2015.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceA separate Building Permit Application is required for:
- Each sign
- Storage RacksProvide the following:
- Provide a fully dimensioned site plan on each set of plans.
- Disabled access compliance must be shown on the site plan.
- Show all property lines of record on the site plan. Show compliance with CBC Section 704 and CBC Tables
601, and 602. Please make sure that all recorded property lines are shown on the site plan.Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Walls
- Ceilings
- Columns
- Structural ElementsProvide typical section view detail of all new partitions and ceilings showing:
- Size, spacing, and material of framing members
- Method of attaching framing to the building structure. Compliance shall be shown with CBC chapter 16for lateral support of the walls. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number.Each required accessible means of egress shall be continuous to a public way and shall consist of one or more of the following components: Accessible Routes, Stairways, Elevators, Horizontal Exits, Ramps, or Areas of Refuge.Provide a site plan and show compliance for the 2 exit doors for this space.Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1010. Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”All doors require a level floor landing on each side in accordance with CBC Section 1010. Provide a reference from the floor plan to the typical door threshold details.The floor or landing at each side of an exit door shall be level and having a length in the direction of the door swing of at least 60” and the length opposite the direction of door swing of 44” as measured at right angles to the plane of the door in the closed position. Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors.CBC Section 1013, Provide exit signs readily visible from any direction of egress travel. See red marks on the plan.CBC Section 1008, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsEntrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.The accessible route of travel shall be the most practical direct route between accessible building entrances, accessible site facilities, and the accessible entrance to the site.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC.At every entrance and at every major junction along or leading to an accessible route of travel, there shall be a sign displaying the international symbol of accessibility. Signs shall indicate the direction to accessible building entrances and facilities and shall comply with the requirements found in CBC chapter 11B.Drinking fountains serving the area of new work shall be accessible. See red marks on the plan. show compliance with CBC Section 11B-6-2 and California Plumbing Code.Show compliance with Section 11B-904.4 for the cashwrap/ cashier counter. Retail sales counter shall be located at a section of counter that is at least 36” long and no more than 28 to 34” high.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.This building is subject to the State of California Energy Conservation Regulations:
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Par 6, 2016 California Energy Code. The plan check consultant must sign documentation
certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.
- Refer to the attached information sheet.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Removal of bearing wall(s)Please verify that the west wall of this space is not a bearing or a shear wall. And the proposed new opening is not in a bearing wall.
- New opening(s) in bearing wall(s)
- Storage racks or shelf over 8’ high
- Canopy and or awnings
- Any other structural alteration
