All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide typical section view detail of all new partitions and ceilings showing:
- Note gauge and ICC Research Report number and installation/construction requirements for metal framing
members.
- Heights of partition, suspended ceiling, structure above.
Please specify the current use and occupancy of the space.
Provide a detail that shows the distance from the floor to the roof structure.
It appears from the notes that the suspended ceiling is new, provide details and notes for the installation of the suspended tracks. If the distance from the ceiling to the structure above is too tall, special design would be required for the compression strut.
It appears almost all the exits are located in one corner. The exits should be reasonably separated such that if on is blocked occupants have a safe access to other exits.
Show location of truncated domes on site pans. Please specify if they are existing or new.
Provide structural details of all fixtures/ racks taller than 8 feet.
Clarify on the plans identify the type of fixtures that are to be used in the space.
Please note that the path of travel to the area of remodel and the bathrooms serving the area of remodel need to be made accessible. Provide layout and details to show full compliance with chapter 11B of the CBC.
What is the use of the space adjoining this space? Please note that the tenant improvement includes both spaces since it is a product of this project. The next door space need to be shown to comply with the code or a note clearly showing that this space is a shell only and will not be occupied until a permit for tenant improvement for that space is submitted and approved.
Provide accessible sales counter.
Soffit detail shown is provided with proper support. Provide complete section to show proper support.
Add a note to clearly show that a sprinkler contractor will submit a sprinkler plan to Orange County Fire for approval prior to alteration to any of the existing sprinkler system and prior to final inspection.
This project needs to comply with California Green Building Code. Please provide notes and details to show compliance.
