The recheck of your drawings was completed this morning, 05/04/2017; and the following items from the original list are not done/ completed at this time. See the list below for item # 7, 10, 13, & 17.
For item # 10, please show eave protection at the bottom of the rafters.
For item # 13, please be clear of a type of the exhaust fan that complies with CRC R303.3.1
For item # 19, please have the attached form completed and signed by a consultant on behalf of the Building Safety Division of City of Santa Ana.
As soon as items # 10, 13, & 19 are completed, I can sign off your plans subject to approvals required under item # 7. Plans are placed at the plan check counter.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
The code edition for the proposed addition shall be 2016 California Codes. Please update the code editions on the cover sheet, A1.0.
Exterior walls of proposed addition is less than 5 feet from south property line shall have one-hour fire-resistive construction per CRC Section R302.1 & Table R302.1(1). Provide construction details on the drawings to show compliance.
Projections for the south wall, including eaves, shall be of one-hour fire-resistive construction on the underside per CRC Section 302.1 and Table 302.1(1). Provide construction details on the drawings to show compliance.
Since the clear space between the existing garage and proposed addition is only 5’-6”, provide an assumed property line between these 2 structures and show compliance with CRC Section 302.1 OR, add ½” Gypsum board on the south wall on the garage to comply with CRC Section302.6.\
Provide additional smoke alarms as marked on sheet A4.0 per requirements of CRC Section R314.4.
For existing bathroom and proposed one show compliance with CRC Section r 303.3.1. (The bathroom’s exhaust shall have humidity control feature).
Page 3 of energy calculation calls for R15 for the wall at right. Clearly show on the drawings which wall requires R15 insulation.
Show location of 20 x 30 inch attic access with 30-inch minimum headroom for the existing structure and the proposed addition.
Show location of underfloor access crawl hole (18 x 24 inches) for the existing structure and the proposed addition.
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans:
-All plumbing walls are to be framed with a minimum of 6" studs.
-Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored
holes in bearing/nonbearing walls shall not exceed 40%/60% respectively.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
The residence shall conform to the State Energy Conservation Standards.
-Signed Energy Efficiency Documents must be printed on the plans.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.
Provide designed ridge beams (4 x min.) for kitchen & dining areas that ceiling joists and rafter ties are not provided.
Provide drag strut at existing house wall and proposed addition. Show detail of strut and top plate connection. See red marks on sheet S2.
Show location of the attic furnace and passageway 24 inches wide of solid continuous flooring from scuttle to equipment and its controls. Length of the passageway shall not exceed 20 ft.
See other red marks on the plans. Resubmit the marked up set with revised drawings for recheck.
