The State of California delegates to the local jurisdiction the authority to ensure compliance with Title 24, Part 2 of the California Code of Regulations. This correction list indicates specific areas of Title 24, Part 2 which are applicable to your project. Please be aware that the owner(s) of this building and his/her consultants are responsible for compliance with the most current Federal Regulations contained in the Americans with Disabilities Act (ADA) and Fair Housing Act (FHA). Where the ADA & FHA requirements exceed those contained in Title 24, Part 2, it is the owners responsibility and consultants to ensure compliance with the most current ADA & FHA regulations, as the City of Santa Ana is not delegated the authority to plan review or inspect projects for ADA & FHA compliance.

Advisory 11B-104.1.1Construction and manufacturing tolerances. Application of conventional industry tolerances must be on a case-by-case, project-by-project basis. Predetermined guidelines for construction tolerances could unnecessarily encourage contractors and others to deviate from the access regulations found in the CBC and may wrongfully be viewed by some to have the effect of law. Conventional building industry tolerances include those for field conditions and those that may be a necessary consequence of a particular manufacturing process. Recognized tolerances are not intended to apply to design work.
Where accessibility provisions state a dimensional range, such as Section 11B-505.4 which requires the top of stair handrails to be installed between 34 inches and 38 inches above the nosing, the range already provides an adequate tolerance, therefore, no tolerance outside the range at either end point is permitted.
An element designed to be constructed at either the maximum or minimum permitted dimensions puts the construction at risk if construction errors result in a violation of the standards. It is good practice to specify a dimension less than the required maximum (or more than the required minimum) by the amount of the expected field or manufacturing tolerance and not to state any tolerance in conjunction with the specified dimension.
In other words, dimensions noted in accessibility provisions as “maximum” or “minimum” should not be considered dimensions for design, as they represent the limits of a requirement. To be sure that field tolerances result in usable construction, notes and dimensions in construction documents should anticipate expected tolerances so that a required dimensional range is not exceeded by the addition of a finish or a variation in construction practice.
Specifying dimensions in design in the manner described above will better ensure that facilities and elements accomplish the level of accessibility intended by the provision. It will also more often produce an end result of strict and literal compliance with the stated requirements and eliminate enforcement difficulties and issues that might otherwise arise.
NOTE ON PLAN: Public accommodations shall maintain in operable working condition those features of facilities and equipment that are required to be accessible to and useable by persons with disabilities. Isolated or temporary interruptions in service or accessibility due to maintenance or repairs shall accessibility due to maintenance or repairs shall be permitted. §11B-108

Identify new curb and new Path of Travel on existing landscape area.
Specify maximum slope of the ramp on right-hand-side of landscape area.

Path of Travel shall be designed so that persons using them are not required to travel behind parking spaces other than to pass behind the parking space in which they parked. Revise Path Travel as necessary.
Where parking spaces are provided, accessible parking spaces shall be provided in number and kind required per Section 11B-208. Specify the total number of parking spaces provided on site. Provide the required number of accessible parking spaces by Table 11B-208.2. §11B-208.2 (See exceptions)
One in every six or fraction of six parking spaces required by Section 11B-208.2 Minimum Number, but not less than one, shall be served by an access aisle 8-foot wide minimum placed on the side opposite the driver’s side when the vehicle is going forward into the parking space and shall be designated “van accessible”. All such spaces may be grouped on one level of a parking structure. §11B-208.2.4, 11B-502, Fig 11B-502, 11B-502.3, & 11B-502.3.3
Detail 1: Sign dimension is shown as 12” x 18”. However, detail 9 shows sign dimension 12” x 9”. Verify discrepancy.
Detail 2: Verify and revise referenced-detail numbers on curb ramp detail.
Detail 2: Specify maximum 1:48 slope all directions on landing.
Detail 2: Specify truncated domes at curb ramp shall extend 36 inches in the direction of travel.

Detail 2: The water closet shall be positioned with a wall or partition to the rear and to one side. The centerline of the water closet shall be 17 inches minimum to 18 inches maximum from the side wall or partition, except that the water closet shall be 17 inches minimum and 19 inches maximum from the side wall or partition in the ambulatory accessible toilet compartment specified in Section 11B-604.8.2 Ambulatory Accessible Compartments. Water closets shall be arranged for a left-hand or right-hand approach. §11B-604.2
Detail 2: Show the clear floor space (30”x48”) beyond the arc of door swing.
Detail 2: Center line of the lavatory shall be 18 inches minimum from adjacent side-wall or partition. Specify or revise the minimum dimension on floor plan. §11B-606.6

Detail 7:Clearance around a water closet shall be 60 inches minimum measured perpendicular from the sidewall and 56 inches minimum measured perpendicular from the rear wall. §11B-604.3.1
Detail 7:The water closet shall be positioned with a wall or partition to the rear and to one side. The centerline of the water closet shall be 17 inches minimum to 18 inches maximum from the side wall or partition. §11B-604.2

Detail 9: Provide dimensions in accessible toilet compartment.
Detail 9: Baby changing tables shall not be located in toilet compartments complying with Section 11B-604.8 within a multiple accommodation toilet facility. 11B-226.4.
Detail 9: Revise note #2:” All toilet accessories shall meet all requirements of 2016 California Building Code chapter 11B accessibility guidelines and local code requirements.”
Detail 10: Symbols shall comply with the following:
a. Doorways leading to toilet rooms and bathing rooms shall be identified by a geometric symbol complying with 11B-703.7.2.6 Toilet and Bathing Facilities Geometric Symbols. The symbol shall be mounted at 58 inches minimum and 60 inches maximum above the finish floor or ground surface measured from the centerline of the symbol. Where a door is provided the symbol shall be mounted within 1 inch of the vertical centerline of the door. §11B-703.7.2.6 (See exception)
Detail 10: 11B-703.4.1 Height above finish floor or ground. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters.
Detail 15: 11B-609.4 Position of grab bars. Grab bars shall be installed on a horizontal position, 33 inches minimum and 36 inches maximum above the finish floor measured to the top of the gripping surface, except that at water closets for children’s use complying with Section 11B-604.9, grab bars shall be installed in a horizontal position 18 inches minimum and 27 inches maximum above the finish floor measured to the top of the gripping surface. The height of the lower grab bar on the back wall of a bathtub shall comply with Section 11B-607.4.1.1 or 11B-607.4.2.1.
Detail 15: The space between the grab bar and projecting objects below and at the ends shall be 1.5 inches minimum. 11B-609.3.
Detail 15: The side wall grab bar shall be 42 inches long minimum, located 12 inches maximum from the rear wall and extending 54 inches minimum from the rear wall with the front end positioned 24 inches minimum in front of the water closet.
Detail 15:At lavatories required to be accessible by Section 11B-213.3.4, the knee clearance shall be 27 inches high minimum above the finish floor or ground at a depth of 8 inches minimum increasing to 29 inches high minimum above the finish floor or ground at the front edge of a counter with built-in lavatory or at the front edge of a wall-mounted lavatory fixture.
Detail 15:Where toe clearance is required at an element as part of a clear floor space, the toe clearance shall extend 17 inches minimum under the element.
Detail 15: Urinals shall be 13.5 inches deep minimum measured from the outer face of the urinal rim to the back of the fixture. 11B-605.2.
Detail 15: Add additional note on note #4:”water supply under lavatories shall be insulated or otherwise configured to protect against contact. 11B-606.5.
Detail 19: The outlet of the dispenser shall be 19 inches minimum above the finished floor measured to the location of outlet.
Detail 19: All operable parts of accessory units shall be 40 inches maximum above the finished floor. Specify the maximum dimension on, operable dimension, seat-covered dispenser, and hand dryer.

The space between the grab bar and projecting objects above shall be 12 inches minimum. Revise seat-cover dispenser location on detail 3, 4, and 5.
