All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used. (When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- (OCFA) Fire Department approval on the corrected/final sets of drawings (714-573-6108)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, is required by the School District to verify the scope of work. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide dimensioned architectural floor plan of new Modular office and toilet room facility. Provide dimensioned floor plan showing compliance with fire protection of exterior walls and disabled accessibility compliance. Show all property lines of record on the site plan. Indicate distance from proposed building to adjacent buildings and to recorded property lines. Show compliance with CBC Section 704 and Tables 601, 602, and 704.8 of 2013 CBC. Please note that building floor area justification is not required if proposed trailer office is equipped with sprinkler system and there are no interior property lines.Show compliance with Table 602 for exterior wall fire rating due to distance to property lines and Table 705.8 for protection of window/doors. Provide dimension ions form exterior walls to property lines.Structural drawings for new ramp does not match building layout for two exit doors located on the ramp. Provide compliant ramp landing for each exit door. Revise drawings to show compliance. Void details including structural detail of ramp when it is not part of this permit. Drawings are not provided for toilet facility modular building including ramp, stairway/handrails and guardrail. Note on the drawings if Sprinklered system is provided for proposed Modular buildings and show floor area justification on the drawings based on Table 503 and 508.4.2 of 2013 CBC. Show on the plans:- State approval number- Occupancy Classification(s)
- Type of Construction - Sprinkler system Please refer to attached CAL Green forms and provide a copy on the drawings. Plans shall indicate method of verification of compliance with all CAL Green requirements. Include a copy of City's Mandatory Measures Checklist on the drawings. provide cross section of proposed stairway and ramp and show slope, top/ bottom and door landing of doors including total run of ramp. Sections 11-B 504, Stairway, 11B-405, RampWhere stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. Provide lighting for exterior ramp and stairway.
Revise structural calculation based on City of Santa-Ana internal policy and In lieu of soils investigation report per Sections 1803.6 of the 2013 California Building Code show compliance with following: - Allowable foundation pressure not to exceed 1000 PSF.
