Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe following corrections are for Building B Structural Only. Fire life safety provisions were checked by Anson So. Sheet S7.3.1.F, Title of this sheet is calling it as a foundation plan. There is no foundation shown on this sheet. On the key plan, please show which segment of the building the sheet is representing. What does the Bold line shown on sheet S7.3.1.F indicates? Sheet S7.3.1.F Calls the foundation plan as Segment 1, on the plan itself the callout is segment 3 and segment 4, I am not quite sure what the segment 1 designation refers to. Please see my comments on sheet S7.3.1.F and S7.3.3.3. Which areas of the podium are called out on sheet S7.3.3.s. Plan Sheet S7.3.3.3 and S7.3.3.2 are designated as re-bar plans. There are no rebar shown on this plan! Please provide a drawing that show all the re-bars that are in addition to the re-bars for the post tensioned slab. The details on sheets SC’s don’t make sense unless referenced on some framing plan. The plans that proceed these sheets should have references for the details on sheets SC’s Provide a readable key plan that shows the locations of the structural plans for the amenity and Lounge. Why are those large column shown on S3.33 in the middle of the exits? It seems the sheet that is labeled Hardware placement plan should be labeled the foundation plan. The sizes for the Steel members shown on the above sheet are too small of a font. A column schedule is provided on the sheet referenced above but there are no columns call out on the plans. Where the schedule for the post tensioned bars? What is the designation for those bars? I hope the spacing designation used for the tendon does not create confusion. Please use a larger font for the member sizes on the framing plans. Complete the framing plans shown on sheets S7.1.1 and beyond. The framing plans shown for the individual units needs to be somehow transposed on this framing plan either by identifying where the units are and referencing the unit plan which will make frustrating to build, or show typical unit framing plan and call out the units type when it is similar. Since the shear walls are called out in the schedule based on the level, identify on the plans what level the framing plan is. Just to make things clear. Identify the fire walls on the structural plan and provide a cross reference to structural details that show the framing and the placement of the plywood so that if one side of the building falls the other side will remain intact. Identify on the roof framing plan the location of all drag trusses. Please specify the load the truss needs to be designed for. I could not locate in the calcs. the design of the attachment of the tie down anchors to the structure/ foundation. Sheets S3.31 and S3.31.1 please cross reference the steel frame framing plan with the details showing the connection of the beam to the column. efoTable at the bottom of sheets S7.1.0.H/, The hardware placement detail which appears to be thundation plan for the leasing area, are referencing detail 15 on sw1. This appears to be the wrong detail. The referenced detail is for a thickened slab detail. Detail 29 and 30 on SW#, please specify the weight of the tank or at least the component that is resting on the roof truss. It might be more appropriate to add a note on the framing plan indication the presence of the water tank and the design load. Provide framing / strapping detail at all re-entrant corners. (Where two diaphragms meet creating a corner. Clarify the schematic shown at the bottom right of sheet S7.3.0.H and S7.3.1; An I beam is shown on the plan at the edge of the footing. The column size is called out but the font is too small.Cross reference the connection detail shown on S3.33.1 ( Beam to column welding connection) with the details.Provide a detail that shows the connection of the wood beam shown on sheet S3.33.1 above Lounge B to the I-beam. Please cross reference properly.Same applies to the Beam shown on sheet S3.35 for the area above the Drive Tunnel.Complete the framing plan for the stairs shown on sheet S3.41. Non of the framing members are called out on plans !For which stairs does detail 5 on SW-5 applies?We can discuss how the contractor and the inspector are supposed to go from the global framing plan to the unit framing plan where the members are called out. ( this is to address item 24.
