All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.The designer shall review these drawings and update all the references to 2016 California Building Code. See red marks on sheets: T-1, T-2, A2.0, A2.1, and A2.2.Please verify and provide construction details on the plans to insure that 1-hour fire barrier separating the proposed “A3” from the “B” occupancy complies with the requirements of CBC Section 707. (Clearly detail how existing demising wall will be upgraded to meet 1-hour fire barrier requirements).Provide and show details on the drawings for accessible path of travel from accessible parking stalls to the entry of the building.Provide construction details for the proposed moving partition called out on the drawings.Show compliance with CBC Section 1001.1 for means of egress system from each indoor sport areas.Please combine the required plumbing system calculations for “B” & “A-3” occupancies and justify that provided number of plumbing system meet the required one.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceShow on the plans:

- Type of Construction
- Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 505, 506, 507, and 508 and CBC
Table 503)
- Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Section
506.3, required by CBC Section 903 for type of occupancy, etc.)
- Number, width, and purpose (cite code section) of yards required
- Number and fire-resistive rating of all area separation walls
- City records note the type of building construction as: Type VB under a permit obtained on 10-25-2002. Please update the type of construction on drawing to reflect this. And all the other calculation & references on the drawings shall reflect this type of construction. Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Fire BarrierExiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes proposed moveable partitions which must show compliance with CDB Section 1010. Revise drawings to show compliance.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. Show compliance for the existing door in the (E) Hall way.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.CBC Section 11B-404.2.7, Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.Revise drawings to show compliance.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Revise drawings to show compliance.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsIf a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide.Revise drawings to show compliance.Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own.Revise drawings to show compliance.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.Note on the drawings hot water and drain pipes under lavatory shall be insulated.Provide compliance with CBC Section 11B-904.4 for the 42” high counter in the lobby.See red marks on sheet T-1, T-2, A-2, A2.1, A2.2, & S1.0. Please resubmit the marked up set of plan to the City with revised and updated drawings for recheck.
