All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please re-submit 3 sets of revised/ corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.- Police Department approval on the corrected/final set of drawings (647-5840) (If exterior door modification)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required is required by School District to verify the scope of work and floor area. . - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance of Worker’s Compensation Insurance.Revise both architectural and structural drawings to show compliance with Type 1-A (non-compliance) building in compliance with Table 601 and 602 of 2016 CBC. Type of construction for proposed addition may be of combustible material when compliance with table 602 and 705.8 of CBC for both existing and proposed building, including assumed property lines between building and compliance with fire rating of exterior wall and fire protection of openings are shown on the drawings. Identify property lines on the site plan and show distance from exterior wall of proposed building and show compliance with Table 602 and Section 705.8 of CBC.Reference Sheet 19 of structural calculations; In lieu of soils investigation report per Sections 1803.6 of the 2016 California Building Code and City of Santa Ana internal policy, revise structural calculations for minimum foundation/footing design requirements for small projects as follows: (Reference page 30 of structural calculations)
- Allowable foundation pressure not to exceed 1000 PSF and lateral 100 PCF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
