The approved plans are place at the plan check counter for your convenience. APPLICABLE CODE: 2016 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.Due to large size of the proposed cooler (5000SF) it may block some of the exiting doors for this building.Provide an overall exiting plan for this building with the cooler in place to show compliance with chapter 10 of CBC.Provide structural calculation and construction details for new exterior door in the concrete wall and filling in the exiting opening in the same wall.Provide structural calculation and construction details for proposed 5000 SF cooler with 17’ tall ceiling. The calculation shall justify the vertical and the lateral loads resisting system with proper construction details.( A 7 page calculation for 4” 300 Series 26/26 – 42” is submitted which is not clear).Provide structural calculation and construction details for reinforcing 2 of the existing roof Glu-lam beams. The roof beam reinforcement shall be part of this permit.Detail 1/SD-2 shall show the purlin upgrade (adding 2- 13/4” X 117/8” Microlam to existing 4 X 14) and its relationship with the new 4 X 8 beam.Calc. for lateral support of “Air unit” is based on 9 GA. Braced wire. Detail 1/SD-2 calls for 10 GA. Wire. Please change the drawing to match the calc.Provide the conversion chart for wire gages to show the area of 9 GA. Wire is 0.018 in square. (0.1144”/2)*2 X 3.1415= .0103 inch square).The slab thickness for the proposed condenser units shall be called out on the plans.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Sheets IP-101, IP-102, & IP-301 are not signed by the engineer or architect. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceShow on the plans: - Occupancy Classification(s). The city records show only group “B” occupancy for this building as the original building permit which was issued on 8-15-1975. The architect shall justify this building for occupancies “B” & “S-2” and proper occupancy separation walls shall be shown on the drawings per Table 508.4. of CBC. - Type of Construction. The original permit for this building show the type of construction as: VB and the building data on the cover sheet call the type of construction as: IIIB. Please change the type of construction on the cover sheet to match the original building permit information.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates which must show compliance with CDB Section 1010. Revise drawings to include an overall site plan to show compliance.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”CBC Section 1010.1.2, Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more. Please justify the exterior door swing in at the north wall.All doors require a level floor landing on each side in accordance with CBC chapters 10 & 11B. Provide typical door threshold details for the new door at the East side. (Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility).Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Show compliance for the new doors.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN” - Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsProvide a continuous walking surface from each exit door to public way.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11247.1.2.5.Show compliance on the plan.See other red marks on the plans. Please resubmit the marked up drawing with updated sets for recheck.
