All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5866 for an appointment.Please see corrections on submitted plans. The markup set must be returned with the revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. - Planning Division approval on the corrected/final set of drawings (714-647-5804) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority (OCFA) approval on the corrected/final sets of drawings (714-573-6100)
- Public Works Agency approval (714-647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings (714-433-6000)Provide designer wet signature on all sheets. Note on the floor plan the use, area (sf) and occupancy load of each room and/or area. Relate each use to a CBC Table item. An exit shall not pass through a room or door that can be locked to prevent egress.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”DISABLED ACCESSIt is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsPriority shall be given to those elements that will provide the greatest access in the above order.Complete the attached Disabled Accessibility Documentation Form– detail all required disabled access improvements to be proposed.Identify all path of travel features that will be altered to bring into current compliance with (11B-202.4)Provide accessible parking per Section 11B-208 in each lot or parking structure where parking is provided for the public or employees.One of every six but not less than one of the accessible parking spaces shall be designed and constructed to be van accessible.(11B-208.2.4)Provide disabled parking, disabled parking signage and construction details per 11B-502For accessible restrooms, detail per CBC 11B-603. A clear space measured from the floor to a height of 27 inches (686 mm) above the floor, within the sanitary facility room, of sufficient size to inscribe a circle with a diameter not less than 60 inches (1524 mm in size. Other than the door to the accessible water closet compartment, a door, in any position, may encroach into this space by not more than 12 inches.If seating spaces for people in wheelchair are provided at fixed tables or counters, clear floor space complying with Section 11B-305 shall be provided. Knee and Toe clearance complying with Section 11B-306 shall be providedProvide seats/spaces for people using wheelchairs in accordance with Table 11B-221.2.1.1. Specialty seating areas and integration shall comply with Sections 11B-221.2.1.6 & 11B-221.2.2.Where provided, at least one of each type of sales and/or service counter shall comply with Section 11B-904.4 & 11B-227.3.The tops of tables and counters shall be 28” to 34” from the floor or ground. (11B-902.3)Where fitting or dressing rooms are provided for male or female customers, patients, employees, or the general public, 5% but never less than one, of dressing rooms for each type of use in each cluster of dressing rooms shall be accessible in accordance with Section 11B-222 & 11B-803.All doors shall be minimum 36” wide (1010.1.1)
