All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).The floor plan of “Unit 1a” on sheet A5.01 & stair plans on sheet A5.12 show windows in the “Fire Partition”, (adjacent to next unit). Please verify this and correct the plans.The floor plan of “Unit 1a” on sheet A5.01 does not match the building plan on sheet A 2.02.The door from the residence to the garage swing over 4” drop at the door for units: 1A, 1B, & type 3. Please show compliance with CRC Sec. R311.3.1The fire-resistance-rated wall separating these townhouses has a different legend on the building plan, sheet A2.02. Provide construction details and show compliance with CRC Sections R302.2 & R302.2.1.Provide construction details to show compliance with CRC Section R302.2 for the common wall between unit type 2 and the unit type 3. See sheet A2.03. Provide structural calculation and construction details for 8’ high CMU wall and a section of the wall that is: 10’-9.5”at the entry area.Provide structural calculation and construction details for proposed trash enclosure and its trellis above.The engineer of the record to double check the loading for BM# 2 for unit 1A. Provide construction details on the drawings to show accessibility requirements of CBC Section 1102A.3 for this project. This project falls under “covered multifamily dwellings” and shall comply with the requirements of chapter 11A.See red marks on sheet A5.01Show compliance on the drawings for requirements of CBC Sections: 1102A.3, 1109A.1, 1109A.2 & 1110A. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; Amount of $6,832.81; net addition of 5 bedroomsAmount of $6,141.46; net addition of 4 bedroomsAmount of $5,546.44; net addition of 3 bedroomsAmount of $4,133.98; net addition of 2 bedroomsAmount of $3,102.61; net addition of 1 bedroom New one- and two-family dwellings and townhouses shall have an automatic fire sprinkler system installed in accordance with CRC Section R313.3 or NFPA 13D. Contact the Orange County Fire Authority for fire sprinkler permit requirements. Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City's Public Works Agency (647-5039). Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange.Show the complete legal description and assessor's parcel number on the plans. Provide and show on the plans, house street number visible and legible from street. (Minimum 4”High x 1” Wide) Show all property lines of record on Site Plan. Buildings shall not be constructed over any property line. Lots shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6 inches within the first 10 feet.Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Provide details of the deck/balcony and specify method of waterproofing. List ICC approval number for decking material. Show two percent minimum slope. Stairways within dwelling units and exterior stairways serving a dwelling unit shall have an illumination level of not less than 1 foot-candle measured at the center of the treads and landings.Provide construction details for a 42 inch high guardrail at balconies, landings and decks located more than 30” vertically to the floor or grade below. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Callout attic vents locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806)The total net free ventilating area shall not be less than 1/150or 1/300 when a Class I or II vapor barrier is installed on the warm-in-winter side of the ceiling. (CRC R806) Show exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. Add note on foundation plan: All hold downs must be tied in place prior to foundation inspection.The soil classification and design load-bearing capacity shall be shown on the construction document. The foundation plan shall make a reference to the Soils Report done by: “George E. Hawes Professional Engineer”, dated January 14, 2017. And make this soils report as a part of the foundation plan.The scale of the foundation plan is too small, (1/8” = 1’-0”), and notes are hard to read. Consider enlarging the foundation plan.The Soils report requires that the site to be over excavated to minimum depth of 7’ below lowest footing elevation and extend to 5’ outside the building limits and be re-compacted to attain 90 percent of the laboratory evaluated maximum density. Please show this information on the foundation plan and make reference to the Soils report.Provide a note on the foundation plan that requires two soil’s compaction reports to be signed and stamped by the Soils Engineer observing the compaction operation and be given to the building inspector for review and approval prior to placing the concrete work. Provide A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed under the floor slab per Soils Report. The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations."Note on the Foundation Plan(s): “Prior to calling for Foundation Inspection, the building corners shall be surveyed and staked by a California licensed Land Surveyor or qualified Civil Engineer. The survey and staking must be documented and bear the stamp and signature of the person responsible for the survey and staking. The certification document must be submitted to the Building Inspector at the time of Foundation Inspection.”Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered Civil Engineer for: - Stairway(s). - Handrail(s)/Guard(s). - Guard(s). Submit a review letter by soils engineer and incorporate any requirements and recommendations into the plans. The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations". The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.The Title 24 sheet has the wrong city and wrong climate zone for this project. Please update the T-24 sheet and show the followings: - Signed Energy Efficiency Documents must be printed on the plans. - Also, submit 2 copies of signed Energy Efficiency calculations. - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code). The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. - Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy Efficiency Compliance Documentation”. - Clarify location and size of all existing and new windows on the drawings. Revise T-24 energy calculations to show compliance. Show Radiant Barrieras required by the 2013 California Energy Residential Manual for this project.The constructions documents shall provide sufficient clarify to indicate the location, nature, and scope of the proposed green building features. Reduce construction waste by recycling or salvaging for re-use a minimum of 50 percent of the nonhazardous construction and demolition debris, or meet the local construction and demolition waste management ordinance, whichever is more stringent. Adhesives, adhesive bonding primers, adhesive primers, sealants, sealant primers, and caulks shall comply with local or regional air pollution control or air quality management district rules where applicable, or meet the requirement of SCAQMD Rule 1168 VOC limits and prohibition on the use of certain toxic chemicals, Note on the plans that aerosol adhesives, smaller unit sizes of adhesives, and sealant or caulking compounds (in units of product, less packing, which do not weigh more than 1 pound and do not consist of more than 16 fluid ounces shall comply with statewide VOC standards Submit an acoustical analysis report in accordance with the California Building Code Section 1207- Sound Transmission Control. The drawings shall incorporate all acoustical analysis report recommendations. (This requirement does not apply to detached single-family dwellings.)Please make sure that all recommendation from the acoustical report is incorporated into the drawings.See other red marks on the drawings.
