Show compliance with 2016 California Green Building Standards Code for this project.Please correct the 2018 codes to 2016 codes. Note # 18 under General Notes on sheet A-0 shall be updated to 2016 Codes. Per Section 65852.2 of the Government Code Fire Sprinkler system shall be provided for the existing structure. Show compliance on the plan. By converting the existing garage of the existing house to a living space, please show how you are providing the compliance with CRC Section R506.2.3 for a minimum of 6-mil approved vapor retarder under the existing slab? Plans shall clearly show that new insulation will be added to the new walls and garage ceiling of the existing house. The loading for the floor beam # 13 shall be double checked by the engineer. Seems like the reaction of the 2 hip beams (2 X 3341# = 6682 #) are missing from the loading of this beam. Portion of the floor plans has 2 X 12 @ 12” O.C. provide a clear note on the floor framing plan to indicated the area that shall have 2 X 12 @ 12” O.C. Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed. Det6ail 17/SD-1 shows½” plywood at the bottom of the ceiling joists but detail 1/SD-1 does not show how this diaphragm connects to exterior shear walls.Revised detail 17/SD-1 does not show attachment of the floor diaphragm to exterior walls. Since portion of the existing house will be demoed, the existing roof framing does not meet the conventional design any longer. (roof rafters are not tied to ceiling joists any more.) provide new framing for the roof of the existing house or provide calculation to justify the existing framing system. Remove: “THIS CERTIFICATE OF COMPLIANCE IS NOT REGISTERED” from the energy calculation and resubmit.This item is remained unanswered at this time. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of 4 bedroom(s).Please check with the City of Santa Ana permit counter staff for the amount of fees. Galvanized sheet metal (26 gauge min.) roof valley flashing is required. Specify approved weatherproof walking surface material at decks and balconies. Bathrooms shall be mechanically ventilated in accordance with theSection R303.3.1, exhaust fans to have humidity control feature. The architectural plan shall have a note for this requirement. Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Show the locations of hard-wired smoke alarms (R314) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. Show compliance for the proposed SFD.Architectural plan shall provide the location of this item.Show the location of carbon monoxide alarms (R315) for the proposed SFD.Architectural plan shall provide the location of this item. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. For the existing building. The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans: -All plumbing walls are to be framed with a minimum of 6" studs. -Double walls used as plumbing walls are to be a minimum of 8" wide and no "flat" studspermitted. Staggered studs are acceptable. -Permissible notching and boring of joists are to be shown on the plans and shall not exceed CRC allowances. -Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the edge of the bored hole be nearer than 5/8 inch to the edge of the stud. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. Show this compliance for the existing structure. Provide a complete full-height section and details of stairway showing: - Maximum rise of 7¾ inches and minimum run (tread) of 10 inches. Not done. -Minimum width of 36 inches. Not done. -Minimum headroom of 6 feet 8 inches. -Framing (stringer, landing, etc.) size, bracing, connections, footings. Not done. -Stairways positively anchored to the primary structure without using toe nails or nails subject to withdrawal. Not done. -Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed side. Provide connection details of guards and/or handrail on open side of stair adequate to resist loads (200 lbs. concentrated load at top rail and 50psf for intermediate rails. Provide 42 inch high (minimum) protective guards for decks, porches, balconies and raised floors (when more than 30 inches above grade or floor below), and open side(s) of stairs and stair landings. Openings between balusters/rails shall preclude passage of 4 inch. Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. The following are required for attached garage/carport: - Specify one-hour fire-resistive construction (example is 5/8 “Type-X” drywall on 2x4 framing) on the garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling. Does not apply to one-story carport. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed. Revised detail 17/SD-1 does not show attachment of the floor diaphragm to exterior walls.Submit two (2) copies of a geotechnical report for the subject project. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803. See other red marks on the sheets A-0, A1.2, A-2, S-1, AND S-2.Please resubmit the marked up set with revised drawing for recheck.
