This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Fire sprinkler is required for the accessory dwelling unit (ADU) when the primaryresidence requires fire sprinklers.
Revise address on plans to match application
Add a note on the cover sheet: “Separate permit(s) is/are required for accessory building, landscape, patio covers, fences, swimming pool, retaining walls, demolition, etc.”
Provide building setbacks between primary house and ADU.
Provide eave / overhang / projection setback to all property lines.Indicate that the stairway width shall be 36 inches minimum clear width at primary residence.Revise holdown callouts from HDU22 to HDU2 at all locationsProvide 4x6 post at west end of FB-2 at primary houseVerify ceiling height at garage under ADU for 14” beams Provide 14” beam to 4x12 header detail at FB-2 at Garage
