This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Provide a Building Code Data Legend on the title sheet. Include the following minimum information where applicable: Occupancy Group: R3/U
Project Description with a complete and detailed “Scope-of-Work” on the cover sheet (this must include all elements of the project)
The addition area does not match plans. Please revise to match plans and cover sheet.
Clarify new patio cover at rear of project.
Note on the site plan:
•Lots shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’. R401.3
•The discharge of pollutants to any storm drainage system is prohibited. No solid waste, petroleum byproducts, soil particulate, construction waste materials, or wastewater generated on construction sites or by construction activities shall be placed, conveyed or discharged into the street, gutter or storm drain system.
The following hazardous locations shall be provided with safety glazing:
a.Glazing in an individual fixed or operable panel adjacent to a door within 24” of either of its vertical edges and where the bottom exposed edge of the glazing is less than 60” above the floor or walking surface
b.Glazing facing and where the bottom exposed edge is within 60” from hot tubs, spas, whirlpools, saunas, steam rooms, bathtubs, showers and indoor or outdoor swimming pools
All bedrooms, basements or rooms used for sleeping shall have emergency rescue windows or doors. CRC R310.1:
a.Minimum net clear opening of 5.7 square feet.
b.Minimum net clear opening of 5 square feet at grade level floor
c.Minimum net clear opening width of 20 inches.
d.Minimum net clear height of 24 inches.
e.Windowsill height of not more than 44 inches above the floor.
Provide stairway, handrail and guardrail details including structural framing and attachments.
Stairways and landings per R311.7
a.Maximum rise of 7-3/4” and minimum run (tread) of 10”.
b.Minimum width of 36”.
c.Minimum headroom of 80”.
d.Handrail shall be 34”-38” above the nosing of treads.
i.Within individual group R2 & R3 occupancies, guards on the side of stairs shall prevent the passage of a 4-3/8” diameter sphere. CRC R312.3
ii.Guards that also serve as handrails in group R2 & R3 occupancies may have a height between 34” and 38”. CRC R312.2
iii.Intermediate balusters shall be spaced such that a sphere 4-3/8” inches in diameter cannot pass through.
iv.Handgrip, cross-section dimension 1 ¼” min.-2” max. Sec. R311.7.7.3
Handrails:
a.Provided on at least one side of each continuous run of treads or flight with four or more risers.
b.Height-measured vertically from sloped plane adjoining the tread nosing, shall be not less than 34 in. and not more than 38 in.
c.Continuity- Handrails for stairways to be continuous for the full length of the flight, from a point directly above the top riser to directly above the lowest riser. Handrail ends shall be returned or shall terminate in newel posts or safety terminals. They shall be adjacent to a wall & have not less than 1 ½ in. between wall and handrail.
d.Circular cross sections shall have min. outside diameter of 1 ¼ in. to a max. of 2 in.
Stairway illumination – interior stairway shall be illuminated in the immediate vicinity of each landing and exterior stairways shall be illuminated in the vicinity of the top landing of the stairway.
a.There shall be a wall switch at each floor level to control the lighting outlet where the stairway has six or more risers.
b.Light activation- there shall be a wall switch at each floor level to control the lighting outlet where the stairway has six or more risers.
c.Show and note, stairways within dwelling units and exterior stairways serving a dwelling unit shall have an illumination level of not less than 1 foot-candle measured at the center of the treads and landings. CRC R303.7
d.Show and note, for light outlets installed at interior stairs with 6 or more risers, there shall be a wall switch at each floor level to control the lighting.
Provide a 42” high protective guardrail for decks, porches, balconies and raised floors (more than 30” above grade or floor below), and open side(s) of stair landings. Openings between balusters/rails shall be less than 4”. (CRC 312) At the open side of the interior stairs, openings may be a maximum 4-3/8”.
Show manufacturer and ICC ES number for skylights.
The ceiling layout/configuration does not match the structural plans. See red markups on plans.
Provide attic ventilation and calculations for non-vaulted areas.
