The drawing shows a duplex building and the Official records of City of Santa Ana do not show a building permit for this conversion. The original permit was issued on: Jan. 21, 1925 for a residence and a garage and there is no permit to indicate this conversion. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate show the work for converting a single family dowelling to a duplex including Planning Division approval for this conversion. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.Provide construction details to show how existing porch roof will be connected to new 4 X 10 beams. Detail 2/SD-1 does not show existing rafters and new beams.See other red marks on drawing sheets: A-0, A-1, A-2, A-3, SGN-1D, and S-2.1.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Delete notes and details that do not apply to this project.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
Show location of underfloor access crawl hole (18 x 24 inches).
Note on the plans that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt.
