Please call (714) 647-5862 for an appointment.The scope of work for this project is to install 3/8” plywood on the front walls of existing garages plus, installing anchor bolts and holdowns at each side of garage opening per details shown on sheet SD-1 of the drawings. Sine it is a voluntary upgrade, a building permit can be issue for this work. However, a note needs to be added to the cover sheet to indicate “THIS IS NOTA full “SEISMIC UPGRADE” of the building.In order to comply with seismic upgrade of 2016 California Building Code, a full structural analysis and full construction details of this 60+ year old building need to be provided. I don’t that this is what the applicant is looking for. So, the above mentioned note needs to be added to the cover sheet of these drawings.

The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Sill plates supporting shear walls with lateral loads greater than 350 pounds/foot require a 3-inch nominal or greater member.
Note on the detail 5/SD-1 that foundation anchor bolts in walls shall have an approved plate washer under each nut; and the nuts shall be tightened just prior to covering the wall framing. Plate washers a minimum of 3 inch by 3 inch by 0.229 inch thick shall be used on each bolt.
