Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Projections, including eaves, shall be of one-hour fire-resistive construction per Section R302.1 and Table R302.1 (1) of CRC, if they are between 2’ to 5’ from property line. Clearly show distance to property line on the North side of this building and show compliance on the drawing. Provide existing foundation plans and clearly show the vertical load transfers from the roof framing to the foundation system. Portion of the roof ridge board above the hallway shall be designed as ridge beam since the ceiling joists are parallel to the ridge. See red marks on sheet 4 of drawings. In every sleeping room below the fourth story and in the basements of dwelling units, at least one openable emergency escape and rescue window or door shall open directly into a public street, pubic alley, yard or exit court, meeting all of the following: -An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings); -A minimum 24 inch clear openable height; -A minimum clear openable width of 20 inches; -A sill height not over 44 inches above the floor. -show compliance for bedrooms # 2 & 3escape windows. See other red marks on the plan. Please resubmit the marked up set of plans with revised drawing for recheck.
