If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. .Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment, when needed.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, is required by the School District to verify the scope of work and floor area. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceShow on the drawings: (for existing building/s and new buildings) - Occupancy Classification(s) - Type of Construction - Floor area of proposed project for School fees and Building records. - Complete legal description - Assessor’s Parcel Number - Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 506, 507, and 508 and CBC Table 509) - Number, width, and purpose (cite code section) of yards required Provide the following on the drawings: Provide a fully dimensioned site plan on each set of plans. Disabled access compliance must be shown on the site plan. (path of travel and when applicable parking) Provide a fully dimensioned site plan on a separate 8½” x 11” sheet of paper. Show all property lines of record on the site plan, including “interior” property lines. Indicate and dimension all “assumed” property lines between buildings and to property lines. Show compliance with CBC Section 704 and CBC Tables 601, 602, and 704.8.Provide calculations including drawings/site plan to show floor area justification for proposed new carport buildings. Refer to Sections, 503, 506, 507, 508 and 509 and show compliance on the drawings.Indicate distance from exterior wall, roof (openings) of proposed building to property lines and assumed property lines between exiting buildings. Show compliance with fire rating of wall/columns and openings. Please refer to Table 601, 602,705.8 and show compliance on the drawings. Provide on the drawings a complete “fire resistance design schedule” which shall include the following: - The building elements which require fire-resistive construction. - The hourly rating of the building element as required by the Code. Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R’s), etc., related to the subject project must be legally recorded with the County of Orange. Submit a copy of the recorded map for Building Safety Division Review.Show on the drawings the interior height of building to be at 7’-6” minimum. Section 1208.2 of 2016 CBCGeotechnical report is not required if building is used as storage only. In lieu of soils investigation/geotechnical report per Sections 1803.6 of the 2016 California Building Code, revise structural calculations for minimum foundation/footing design requirements for small projects as follows: - Allowable foundation pressure not to exceed 1000 PSF. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom. - The minimum depth of footings below undisturbed ground surface to be 12 inches.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B,202, 2016 CBC: - An accessible door/s and route to other existing buildingsWalks and sidewalks shall not have cross slopes exceeding ¼” per foot (2% slope). Slopes along the path of travel shall not exceed 5% unless designed as a pedestrian ramp. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide. Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed.Provide the followings to insure the new doors are in compliance with accessibility requirement. The floor or landing at each side of an exit door shall be level and having a length in the direction of the door swing of at least 60” and the length opposite the direction of door swing of 44” as measured at right angles to the plane of the door in the closed position. CBC Section 1126A.3.1.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition. Please refer to attached CalGreen handout and provide completed Forms on the drawings.
