See the list below for item # 5, 6, 7, 8, 9*, 10, 13, 15, 16, 18, 23, 25, 26, 28, 31, 32, 33, 34, 35, 36, 40, 41, 42, & 43.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application. Provide structural calculation and construction details for units “A” & “B” for vertical and lateral loads analysis to show compliance with CRC 2016. Due to removal of ceiling joists the existing roof framing is not meeting the minimum code requirements. Details 2 & 3 /A-1.1 missing shear transfer elements. These details shall be reviewed and be updated by a Registered Civil Engineer. Provide structural calculations and constructions details prepared by a California Registered Civil Engineer for lateral resistance for Westside of the units “C”& “D”.Include address and telephone number of the responsible designer and date of signing of drawings.Wall separating dwelling units from each other shall have 1-hour fire resistance rating per Section R302.3.Provide separation between dwelling units and the garage to comply with Section R302.6.The bathroom fans shall have humidity control per Section R303.3.1. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Exterior walls of dwelling closer than 3 feet to property lines shall be of one-hour fire-resistive construction with no openings. Due to 2’-8” separation of the wall to property line, the 4 windows on the Eastside of unit # “A”were not permitted under 1946 UBC when the building permit for this building was issued on 03/17/1947 and these openings are not permitted under today’s code, 2016 CRC. These 4 openings shall be removed and 1-hour rated wall shall replace these openings. Change the drawings to show compliance. Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Glass enclosure doors and panels must be labeled Category II. Show compliance on the drawings. In every sleeping room below the fourth story and in the basements of dwelling units, at least one openable emergency escape and rescue window or door shall open directly into a public street, pubic alley, yard or exit court, meeting all of the following (R310.2.1): -An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings); -A minimum 24 inch clear openable height; -A minimum clear openable width of 20 inches; -A sill height not over 44 inches above the floor. -Window “D” for unit “C” does not meet this 24” clear opening. Revise the window size to show compliance on the drawings.Show the location(s) of hard-wired smoke alarm(s) for each unit, with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. Show location of carbon monoxide alarm(s) for each unit on the plans. Note the type of safety glazing complying with CRC, for glazing in fixed or operable panels adjacent to a door, where the nearest exposed edge of the glazing within 24-inch arc of either vertical edge of the door in closed position and where the bottom edge of the glazing is less than 60 inches above the walking surface. Note on the drawing the ICC Research Report number and installation requirements for skylights using plastic materials. Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. Provide a copy of description of fire-resistive assembly on the plans. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -Signed Energy Efficiency Documents must be printed on the plans. -Also, submit 2 copies of signed Energy Efficiency calculations. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code). The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. -The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. Provide a complete full-height section and details of stairway showing: - -Minimum headroom of 6 feet 8 inches. -Framing (stringer, landing, etc.) size, bracing, connections, footings. -Stairways positively anchored to the primary structure without using toe nails or nails subject to withdrawal. -Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed side. Handrails shall satisfy the following: -Provide continuous handrail for stairways -Handrail shall be 34 to 38 inches above the nosing of treads. -The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross sectional dimension. Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering. On the drawings, provide Nailing Schedule complying with CBC. Specify the size, spacing and direction of rafters. Show ceiling joist size, spacing, and direction on plans. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Studs in bearing walls are limited to 10 feet in height unless an approved design is submitted. Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. Show location of underfloor access crawl hole (18 x 24 inches). Structural framing not using Conventional Light-Frame Construction Provisions of Section 2308 requires the plans and calculations to be signed and sealed by an architect or civil/structural engineer. Cross reference all calculations for joists, beams, shear walls, etc., to framing/floor plans. See other red marks on the drawings. Please resubmit the marked up set with new and revised drawings for recheck. Plan check stopped due to nature of incomplete plans. Resubmit the revised plans for the recheck only when all the above items are completed.
