When installed, exit doors shall be capable of opening so that the clear width of the exit is not less than 32”.CBC Section 1133B.2.5, Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15 pounds.CBC Section 1127B.3, All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.CBC Section 1133B.2.6, Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition. Provide an occupant load analysis of the building. Please list occupant load, occupant load factor for all rooms and specially the conference rooms. Clustering all the conference rooms in one area would require adding the occupant load per the OC fire department policy. In this event, the total area of the conference room can nod exceed 10% of the area of the floor it is on. This building has a sprinkler system, add a note under deferred submittal that plans for a sprinkler system will be submitted to OC fire for approval prior to calling for final inspection. Plans list seismic retrofit on the title sheet as being covered under this permit, no structural plans or seismic calcs were submitted. The tenant corridor cannot exit through a conference as shown on the plans. The tenant corridor should go through a discernible path. The tenant corridor should not be open to the kitchen area pleas provide a separation that will delineate the exit path in front of the coffee bar. Part of the occupant load count, the exit the required exit width should be calculated. Calculate the required exit width and the width provided next to the stair on the right side of the building. Please note that the occupant load from the stair and from the contained area on the side of the stair should be added up. Are there any laboratories in this space? Please note if there are labs, the possibility of the occupancy group being an L should be looked at. (some of the work stations looks like labs. Please provide a section of a typical work station;does the workstation have a sink? Provide a working surface at the coffee bar that is accessible. Provide a distinguishable wall legend. Some of the wall legend provided on sheet A8 appears to be the same.Provide a blow out of the accessible parking area, show all stalls dimension and provide notations on plans to address the accessibility requirements regarding paint color of striping, symbol, and slopes in addition to all other parking requirements.Please note this project must comply with the California Green Building Code. Provide note and details to show compliance.Provide bathroom fixture count to show compliance with the California mechanical code.Provide structural calculations and details or an ICC approved report that justifies the glass guardrail. This includes the thickness of the glass and the glass connection to the floor.
