If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in Chapter 11-B, 2016 CBC. Revise the drawings to show compliance. Provide details to show how existing non-compliant items will be upgraded to current standards.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA and it is the responsibility of designer. Please remove notes referring to ADA compliance as shown on the drawings. This project is reviewed for compliance with California Building Code.Provide drawings/detail/s to show compliance with following items; (Including Barn door, Glass door and existing and new doors) Revise drawings to show compliance. All doors require a level floor landing on each side Provide typical door threshold details (1/2” max threshold) and when applicable provide details of change in floor covering material. The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. See Section 11B-404 for additional clearance for door.All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction. Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Provide specifications for doors hardware including the Barn door (i.e., lever type, push-pull panic, etc) to comply with disabled access requirements. All building entrances that are accessible to and usable by persons with disabilities shall be identified with a least one standard sign and with an additional directional signs, as required, to be visible to persons along approaching pedestrian ways.Required the bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Tactile exit signs shall be required at the following locations: Show location of each applicable type of sign on reflected ceiling plan, including height and clearance. Sections 11B-703.2, 703.3 704.5, 703.6 of 2016 CBC. Show location of each applicable sign on the drawings.
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”Sanitary facilities serving the area of new work shall be disabled accessible. Provide dimensions floor plan of each toilet room to show compliance with Sections 11B-603, 11B-604, 11b-605 and 11B-609.Show location and provide complete dimensions ofdrinking fountain in compliance with Section 11B-602 (Low drinking fountain at 36” high max and high drinking fountain at 38” to 43” high) two drinking fountain is required. A single drinking fountain is acceptable if one single drinking fountain is in compliance with low and high drinking fountain. At every entrance and at every major junction along or leading to an accessible route of travel, there shall be a sign displaying the international symbol of accessibility. Signs shall indicate the direction to accessible building entrances. Show location/s on the site plan. Identify accessible path of travel on the drawings and indicate slope (5% max.) and cross slop (2% max.).Provide parking data on the site plan for sales offices showing the total number of parking spaces provided the number of disabled accessible spaces and the number of van accessible spaces, showing compliance with CBC Table 11B-208.2. and Division 5 of 2016 CBC. Show location of accessible parking spaces on enlarge site plan including path of travel from parking space/s to entrance of leasing office building. Slope of accessible parking and landing aisle to be 2% in any direction. Additional plan check comments may apply.This building is subject to the State of California Energy Conservation Regulations, due to exterior modification.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. If needed, the same information may be
copied on the Electrical Plans for the Electrical Plan Checker.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.

Electrical Code requirements for each type of useProvide detail of roof construction assembly including existing and new weight of roofing material. Specify ICC approval number of roof coverings. Provide on the drawings a complete window and glass door schedule showing:
- Window sizes
- Type and thickness of glazing (type of safety glazing for hazardous locations noted under CBC Section 2406.3Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Note type of safety glazing (Tempered) complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Note type of safety glazing complying with CBC Section 2406 for glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24” arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60” above the walking surface.Reference Sheet A-3, Provide positive connection for glass and framing to deck above and areas identified on the drawings. Provide typical section view detail of all new partitions and ceilings showing:
- Size, spacing, and material of framing members
- Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than
5’ 9” in height.
- Sheathing material and details of attachment. Note type, size, and spacing of fasteners.
- Heights of partition, suspended ceiling, structure above.
- Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show
location(s) and provide typical construction details.Provide complete framing plan for hard lid ceiling plan (5/8” Gypsum) for areas shown on the drawings, including structural calculations for design and justification.Framing plan of proposed ceiling is required.When applicable, Provide complete detail of new soffits and furred out wall including number, type, location of fasteners and how attachment is made to the building structure. For new suspended ceiling, note ICC Research Report Number on the drawings for the suspended ceiling system.
