The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Scale of Drawings must be large enough to insure legibility. Delete notes and details that do not apply to this project. (CBC 107) Specify finish floor elevation of first floor. (CBC 107.2.5) The project owner/developer shall designate a contact person who has the authority to act on behalf of the owner to coordinate and provide consistency for all of the plans required for the project including landscaping, grading, pedestrian protection, architecture, structural, electrical, mechanical and plumbing. On the drawings note the contact person's name, position, address and telephone number. (CBC 107.1 and 107.3.4.1) Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange. Site Plan Requirements (Sheet A-1) Show existing and proposed contours, spot elevations to indicate general siteslope and drainage pattern. Lots shall be graded to drain surface water away from the foundation walls.The grade shall fall a minimum of 6” within the first 10 ft (5% slope). Roof Covering For roof covering specify [CRC R902, R905]: a) Manufacturer and ICC/UL/FM number. b) Roof slope of all areas on the roof plan. c) Note on plan that installation shall be in accordance with manufacturer’sspecifications.Design Requirements Sheet A-2: Shower floors and walls above bathtubs with installed shower head shall befinished with a nonabsorbent surface to a height not less than 6 ft above the floor. [CRC R307.2] Sheet A-2: Window #3 does not meet the minimum egress width requirement. At bedrooms, habitable attics, and basements provide one operable emergency escape and rescue window or door meeting all of the following: an openable area of not less than 5.7 sqft (5 sqft at grade level), a minimum clear 24 inch height and 20 inch width, and a maximum 44 inches measured from the floor to the bottom of the clear opening. [CRC R310.1, R310.2.2] Sheet A3.1: Show location of hard wired smoke alarms [CRC R314.3]: a) In each sleeping room. b) Outside each separate sleeping area in the immediate vicinity of the bedrooms. Sheet A3.1:Note on plan smoke alarm requirements:Smoke detectors shall be “hard wired” and shall be equipped with battery Sheet A3.1:Note on plan carbon monoxide alarm requirements: a) CO alarms shall be “hard wired” and shall be equipped with battery backup. [CRC R315.5] b) CO alarms shall be listed in accordance with UL 2034 [CRC R315.1.1]. CO detector shall be listed in accordance with UL 2075 [CRC R315.6.1]. c) CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit. [CRC R315.7] d) In existing dwelling unit a CO alarm is permitted to be battery operated where repair or alteration do not result in the removal of wall or ceiling finishes. [CRC R315.5 exceptions 4.2] Provide full height cross section cross section through building showingframing, interior/exterior sheathing, plate height, insulation, foundation, finish grade, etc. Show how dwelling is provided with heating facility capable of maintaining aminimum room temperature of 68°F at a point 3 ft above the floor and 2 ft from exterior walls of habitable rooms. [CRC R303.9] Means of Egress: Sheet A-2: Provide door schedule on existing entry door. Provide at least one egress door, side-hinged and a minimum clear width of32” when measured between the face of the door and the stop, with thedoor open 90 degrees. The minimum clear height is 78” measured from the top of threshold to the bottom of stop [CRC R311.2]. The landings or finished floors shall not be more than 1½” lower than the top of threshold except the landing or floor on the exterior side shall not be more than 7¾” below the top of threshold provided the door does notswing over the landing or floor [CRCR 311.3.1]. Sheet A-2: Show landing at exterior door. There shall be a landing or floor on each side of each exterior door. Landings atdoors shall have a length measured in direction of travel of not less than 36 inches. [CRC R311.3] Sheet A-2: Doors other than the required egress door shall be provided with landing or floors not more than 7¾” below the top of threshold except a top landing is not required where 2 or fewer risers stairway located on the exterior side of door and the door does not swing over the stairway [CRC R311.3.2]. Stairways Sheet S-5 Detail 24: Provide section and details of interior/exterior stairway showing:Nosing projection shall be provided on stairway with solid risers except where the tread depth is 11” minimum. Nosing projection shall be ¾”minimum and 1¼” maximum with 9/16” maximum nosing radius. [CRC R311.7.5.3] Handrail shall satisfy the following: d) Handrails adjacent to a wall shall have a space of not less than 1½”between the wall and the handrails. [CRC R311.7.8.2] e) Handrails shall not project more than 4½” on either side of the stairway. [CRC 311.7.1] f) The handgrip portion of handrail shall not be less than 1¼” nor more than2” in cross-sectional dimension. If the handrail is not circular, it shall have a perimeter dimension of at least 4” and not greater than 6¼” with a maximum cross-section dimension of 2¼”. Edges shall have a minimumradius of 0.01”. [CRC R311.7.8.3 Type I] Provide connection details of guards and handrails on open side of balconies,decks, landings, and stairs adequate to support a single concentrated 200 lbs. load applied in any direction at any point along the top.
