The recheck of your project was completed this morning and the following items from the first plan check are not done/ completed at this time. See the list below for item # 6, 8, 9, 10, 11, 14, 19, 22, 23, 24, & 25.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer.
There are only two building permit applications submitted with these drawings. One for“plan 2” and one for “plan 3”. Please provide a building permit application for “plan 1”,or remove all the floor plans, framing plans and construction references made for “plan 1.No building permit application has been submitted for plan 1.
All bathroom exhaust fans shall comply with CRC Section R303.3.1. They shall be mechanically ventilated for purposes of humidity control.
Is there any retaining wall for this project? See the “Project Grading Report”.Please provide the permit number and date that this permit was issue.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.This item is for your information only.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.Not done.
- Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700).Not done.
-Police Department approval on the corrected/final set of drawings (647-5840).Not done.
-Public Works Agency approval (647-5039).Not done.
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Not done.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.Not done.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).Not done.
-In addition to other fees, a "Park Acquisition and Development Fee" shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; for addition of ___________bedroom(s) for each house.Not done.
Provide a fully dimensioned Site Plan onthe drawings and ona separate 8-1/2" x 11" sheet of paper. The submitted drawing is missing this important sheet. Seems like there are going to be 22 homes on the property, the site plan shall show all these homes with proper set backs .Show all property lines of record on the Site Plan. Buildings shall not be constructed over any property line.
Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange.Not done.
Exterior walls and eave protection of dwelling/guest house closer than 5 feet to property lines shall be of one-hour fire-resistive construction complying with Table R302.1 (1) of CRC 2016. Provide a completely dimension site plan for this project and show compliance on the drawings.Dimension roof overhangs showing compliance with CRC Table R302.1(2).
Show location(s) and provide typical construction details for fire blocks and draft stops in combustible construction in accordance with CRC.
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans:
-All plumbing walls are to be framed with a minimum of 6" studs.
-Double walls used as plumbing walls are to be a minimum of 8" wide and no "flat" studspermitted.
Staggered studs are acceptable.
-Permissible notching and boring of joists are to be shown on the plans and shall not exceed CRC
allowances.
-Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored
holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the
edge of the bored hole be nearer than 5/8 inch to the edge of the stud.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed. Submit two (2) copies of a geotechnical report for the subject project. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6.
Provide A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or subgrade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab.Not done.
Note on the Foundation Plan(s): “Provide two copies of a compaction report reviewed, accepted, and stamped by the architect or structural engineer of record. The reports are to be submitted to, and accepted by, the Building Safety Division prior to calling for foundation inspection. Please telephone (714) 647- 5862 for an appointment with the plan check engineer to accept the two certified copies of the compaction report.”Not done.Note on the Foundation Plan(s): “Prior to calling for Foundation Inspection, the building corners shall be surveyed and staked by a California licensed Land Surveyor or qualified Civil Engineer. The survey and staking must be documented and bear the stamp and signature of the person responsible for the survey and staking. The certification document must be submitted to the Building Inspector at the time of Foundation Inspection.”Not done.
Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. Not done.Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.”Provide cross sections through the roof area marked on sheet S2.4 to clearly show how the drag trusses with 5500 # and 4500# loads will be transfer these loads to shear walls.See other red marks on the following sheets of drawings. Sheet: C1, A1.1, A2.2, A3.2, SN.1, S1.4, S2.2, S2.4.Please resubmit the marked up set of drawing with revised and updated sets for recheck.
