Clearly indicate the scope of work under this building permit application:
- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.
- Construction drawings must clearly show all work to be done under the subject building permit application.
- Delete all notes and details from drawings that are not a part of the work to be done under the subject
building permit application. This includes mechanical, plumbing and electrical work that is not specifically
required bythe Building Code
Clarify on plans and permit application ALL scope of work, including but not limited to the following additional items per the plans: Remodel to all interior of house, reroof (per plans), new stucco at existing garage (per plans), replace drywall, bathroom remodels, new heating equipment, etc.
All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.CBC Sections A107.1
This project is required to be reviewed by a registered California professional engineer. The engineer of record shall evaluate the structure and verify the structure meets the structural safety requirements of the applicable codes. The California Existing Building Code and California Historical Building Code may be applicable. The review shall include the scope of work of the permit and repairs including:
Gravity loads from second floor
Cripple walls repair below the raised floor and attachment to floor diaphragm and existing foundationAll persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.
This review does not include mechanical, plumbing or electrical work.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide building information on plans:
- Occupancy type: R2

- Fire sprinkler type:(where applicable)Provide wall legend to distinguish between new / existing / demo walls. All walls are currently shown as existing however verify all new and replaced wall locations.Callout all demising or party walls between units with separate wall legend. Party walls are required to be one-hour rated fire resistive walls. Provide fire rated construction details.The floor ceiling between the second floor unit and the units below are required to be one-hour rated fire resistive floor ceiling assemblies.Provide fire rated construction details.Provide window and door schedule. Show door on plans with door schedule callout.Show and callout all door landings and exterior stairs/steps.Every sleeping room in dwelling units must have a window or exterior door for an emergency exit, sill height not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. Many bedrooms do not comply with mandatory egress window requirements.Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Show location of heating equipment on the plans. Provide section views and section references as to their appropriate location on plan views. Provide carbon monoxide alarms and smoke alarms that comply withall applicable standards, and requirements for listing and approval by the Office of the State Fire Marshal, for smoke alarms.All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. Smoke alarms shall be installed in the following locations:
- In each sleeping room.
- Outside each separate sleeping area in the immediate vicinity of the bedrooms.
- When more than one smoke alarm is required to be installed within an individual dwelling
unit the alarm devices shall be interconnected in such a manner that the actuation of one
alarm will activate all of the alarms in the individual unit.For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305) – if applicable.Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. – if applicableMinimum window area shall be 8 % of the floor area and 50 % openable at _______ room. Note on plan “Each pane of safety glazing installed in hazardous locations shall be identified (acid etched, sand blasted, ceramic fired, etc) by a manufacturer’s designation, the manufacturer or installer and the safety glazing standard which it complies.” Multi-pane assemblies shall be identified.Private garage shall be separated from the laundry room and its attic by a minimum 5/8-in Type X gypsum board applied to the garage side. Provide cross ventilation for attic, if applicableCallout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. Show a 7' minimum ceiling height for habitable rooms, hallways, bathrooms, toilet & laundry rooms, and basements containing these spaces. For sloped ceilings at least 50% of the required floor area (70 sq feet) of the room must have a ceiling height of at least 7’ and no portion of the required floor area may have a ceiling height of less than 5’. This building is subject to the State of California Energy Conservation Regulations:
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Part 6, 2016 California Energy Code. The plan check consultant must sign documentation
certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.Provide lighting plan to show compliance with Title 24 Energy requirements
