The construction or demolition of any building, structure, false-work, or scaffolding more than three stories high or the equivalent height.Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. Clearly indicate the scope of work on the building permit application.Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application.Construction drawings must clearly show all work to be done under the subject building permit application. Sheet T0.01 First Plan Check Comments:Actual floor areas exceed the allowable area per CBC Section 506.2.4. Provide an allowable area analysis per Section 508. Response: See table on Sheet. Second Plan Check Comments: Allowable area analysis per Section 508 is shown on sheet T0.01. Please read the following comments: Plan shows allowable area and height of building are based on the most restrictive allowances for the occupancy groups under consideration for the type of construction of the building in accordance with Section 503.1. However, the most restrictive allowances are not being used. A mixed occupancy calculations are shown. On the first-floor ratio calculations, 4,188 sq. ft. divided by 6,000 sq. ft. is 0.70. Revise the number on table. On the first-floor ratio calculations, 511 sq. ft. divided by 13,500 sq. ft. is 0.04. Revise the number on table. On the first-floor ratio calculations, the sum of ratio calculation is 0.70+0.24+0.04=0.98. Revise the number on table. On the second-floor ratio calculations, 2,793 sq. ft. divided by 6,000 sq. ft. is 0.47. Revise the number on table. On the second-floor ratio calculations, 6,352 sq. ft. divided by 9,000 sq. ft. is 0.71. Revise the number on table. On the second-floor ratio calculations, 517 sq. ft. divided by 13,500 sq. ft. is 0.04. Revise the number on table. On the second-floor ratio calculations, the sum of ratio calculation is 0.47+0.71+0.04=1.22. The sum of ratio of 1.22 exceeds 1.0. The allowable sum of ratio shall not exceed 1.0. This is a major Code issue to address. Occupancy separation details shall be provided between mixed occupancies. Provide wall assembly details, floor-ceiling assembly details with minimum fire rating complying with Table 508.4. The maximum allowable story of A-3 occupancy on Type V-B construction is one story per Table 504.4. This is a major Code issue to address. The existing building is classified as B occupancy. The propose use of mixed occupancies is a CHANGE OF USE per building code. Structural upgrade of entire building is required per Section 407 of 2016 California Existing Building Code and Table 1604.5 of 2016 California Building Code. SecondResponse: Please see new added sheet T0.01 for Code Analysis. Third Plan Check Comments: Code Analysis has been provided on T0.01. Please see the following comments:Under allowable area calculations, equation 5-2 is chosen for calculations. Equation 5-2 is for “Single-occupancy with multistory buildings”. However, the allowable area calculations were performed using mixed occupancies. Equation 5-3 is the correct equation under Section 506.2.4.On first sheet, a hand written note indicates Storage areas and assembly areas as accessory occupancies. However, the sum of accessory spaces occupies more than 10 percent of the floor area of the story in which they are located.The aggregate actual areas on first floor and second floor do not match the first sheet. The sum of floor area on the first floor is 4622 sqft + 632 sqft + 1686 sqft = 6940 sq ft. Floor area on first sheet indicates first floor area of 9242 sq ft. The sum of floor area on the second floor is 5929sqft + 518 sqft + 1493 sqft = 7940 sq ft. Floor area on first sheet indicates second floor area of 9920sq ft. Item j & k from previous comments remain outstanding until item 2 & 3 are addressed.
