The recheck of your drawing was completed this morning, 04-12-2018; and the following items from the first plan check list are not done/ completed at this time. See the list below for item # 11, 13, 14, 15, 22, 27, 33, 34, & 36.
Also, the following items are from the rechecked of updated drawings:
The cover sheet calls the proposed use of this building as “FURNITURE RETAIL”, provide automatic sprinkler system per requirement of CBC Section 903.2.7, item # 4, for this use.
Provide some kind of physical barrier (such as Bollards) at the required exit doors in the back of the buildingto ensure that these doors are not going to be blocked by parked automobiles.
Show compliance with CBC Section 2406.4.6 for 2 existing windows in the back adjacent to proposed stair. See red marks on sheet 5.1.
The “revised” second floor plan on sheet 6 does not match sheet 4 of drawings.
The engineer of records shall provide calculation for beam and post sizes called out on sheet 8 of drawings, or correct the beam and post sizes to match the calculation submitted for plan check review.
Show compliance with CBC Section 505.2 for clear head room of 7’-0” below the existing mezzanine with the proposed beam. See detail “3/8”.

Resubmit marked original, calculations and this correction sheet. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.What is the proposed use of this building? The occupancy group on sheet SP1 shall reflect this.The drawing on sheet 3 calls for 13 Rises @ 6” for the proposed two stairs (13 X 6”= 6.5’). This seems to be inadequate to reach the second floor/ mezzanine. Please modify the drawing and resubmit for recheck.The typical “GUARDRAIL” detail on sheet 4 of drawing shall be updated from residential standards to commercial standards on CBC 2016.The enlarge toilet room plan shown on sheet 5 does not show compliance with CBC Section 11B-604.8.1.13 for maneuvering space required in front of the water closet.Please provide missing details as red marked on sheet 8 of drawings.The drawing shall comply with the 2016 codes. The designer shall review these drawings and code Sections referenced on these drawings to make sure they are updated to 2016 codes. See red marks on the following sheets of drawings: 4, 5, ADA1, ADA2, ADA3 and, G1.2, & 7All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceNote on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors.Stairways shall show compliance with CBC Sections 1010 and 11B-504 including applicable disabled accessibility requirements.
- Provide complete architectural plan view, sections, details, and notes for stairway(s).
- Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall not be less than 11”.
- Treads, nosing, and risers require compliance with CBC Section 11B-504.5, including no open risers and slip
resistant treads.The upper approach and the lower tread of each interior stair shall be marked by a strip of clearly contrasting color at least 2” wide placed parallel to and close to (not more than 1” from) the nose of the step or landing to alert the visually impaired. The strip shall be of material that is at least as slip-resistant as the other treads of the stairs.Areas with a vertical clearance of less than 80” must have a barrier to warn blind or visually impaired persons.Provide handrail details on the drawings showing compliance with CBC Section 1010, and 11B-504.6.
- Stairways shall have handrails on each side.
- Handrails shall be 34 to 38” above the nosing of treads.
- Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the
tread width beyond the bottom nosing.
- Ends of handrails shall be returned or shall terminate in newel posts of safety terminals.
- Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail.
- The handgrip potion of handrails shall not be less than 1¼” nor more than 2” cross-sectional dimension or
the shape shall provide an equivalent gripping surface. The handgrip portion of handrails shall have a smooth
surface with no sharp corners. Means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be
identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT STAIR UP”Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.Walks and sidewalks shall not have cross slopes exceeding ¼” per foot (2% slope). Slopes along the path of travel shall not exceed 5% unless designed as a pedestrian ramp in accordance with CBC.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.Accessible parking spaces serving a particular building shall be located on the shortest accessible route of travel from adjacent parking to an accessible entrance. In parking facilities that do not serve a particular building, accessible parking shall be located on the shortest accessible route of travel to an accessible pedestrian entrance of the parking facility.Parking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own.One in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.Note on the drawings hot water and drain pipes under lavatory shall be insulated.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Stairway(s).
- Handrail(s)/guard(s).
- Guard(s).
- Proposed beam # 3. See red marks on calculations for the correct tributary area and “Load Duration Factor”.
- Stair section “A/5.1” is incomplete. See calculation sheet 14 for some of the missing notes. Also, the footing size for this stair is not consistent between sheet 5.1 and sheet 8. Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.See other red marks on the drawings. Please resubmit the marked up set with revised and updated plan for recheck.
