Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Provide shear wall per the IRC along all sides affected by the addition otherwise provide lateral analysis.( Provide straps at the locations indicated on plans) Provide a structural detail for the ledger connection to the house for both the patio cover and the enclosed patio.(Where is the ledger? Please provide a detail or better provide a framing section, call out all hardware. Provide a detail of the patio beam support at the house sid. .Provide a detail that shows the rest of the framing members. Provide notes to show that the windows in the bedrooms comply with the emergency escape requirements. This project is in a special flood hazard (LOMA). This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) the elevation shown on Loma. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Specify finish floor elevation of the existing and proposed floor. Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a FINAL CERTIFICATE must be submitted at the time of final inspection." Regarding the comment on the flood plain, the elevation of the grade next to the house need to be at least that shown on LOMA. Please note that the lowest point need to comply. You can have a licensed civil engineer or a land surveyor provide a plan that shows those points. Please note that any wood framing need to be as least 8 inched above grade. I marked the plans in red hoping that these comment will make better sense.
