The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.
Delete notes and details that do not apply to this project.
Provide building information on plans:
- Occupancy type: R3 / U
- Construction type: Type V – B
Provide landing at both side of the door.
Provide perimeter footing per CRC –R403.
Add note on foundation plan: All hold downs must be tied in place prior to foundation inspection.
3”x3”x.229” steel plate washers are required on all anchor bolts in a braced wall line. (CRC R403.1.6.1)
Provide a minimum of two No. 4 bars at top and at bottom of continuous footing.
Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inch clearance to bottom of girders. (2304.11.2.1)
Specify that foundation sills shall be pressure-treated or foundation grade Redwood. (2304.11.2.2)
Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. (1603)
Provide rafter ties spaced 4 ft (max) on centers immediately above ceiling joists which are not parallel to the rafters. CRC R802.3.1
Show blocking at ends of rafters and trusses at exterior walls, at supports of floor joists and at the ridge line of truss roofs. CRC R802.8
All braced walls and cripple wall bracing in Seismic Design Category D2 shall be constructed in accordance with CRC Table 602.10.1.2(1), (2) and (3) and Section R602.10 and R602.11. Typically braced wall panels require nailing patterns of 6" o.c. along all panel edges. All sheathing joints must be over studs (vertically) or solid blocking (horizontally). CRC R602.10.
- Braced wall panels shall begin no more than 8'-0" from each end of a braced wall line. If the
braced wall panel is not located at the corner, then a 24" panel is required at each side of the
corner (in addition to the 4' BWP within 8') or, a hold down device is required at the end of the
braced wall panel end nearest the corner capable of 1800 pounds uplift.
- Spacing of interior braced wall lines shall not exceed 25 feet apart (except to accommodate up to
one room up to 900 square feet, an increase to 35' is allowed- adjustment factors will apply, See
CRC R602.10.1.5.)
- Braced wall lines may have offsets, out of plane of up to 4'-0".
- In one-story buildings, braced wall panels shall be supported on continuous foundations at
intervals not exceeding 50 feet. In two-story buildings all interior braced wall panels shall be
supported on continuous foundations. (See exceptions CRC Section R602.10.7.l.)
- Cripple walls shall be braced as braced wall panels in accordance with CRC R602.10.9.1 and
Table R602.10.1.2(1) and (2). A cripple wall greater than 4' in height shall be designated as the
first story wall for purposes of designating the wall bracing requirements (R602.10.7.1)
Provide complete construction roof framing plan with construction detail to comply with CRC 2016.
Provide complete floor framing plan with construction detail to comply with CRC 2016.
