Drawings submitted to Building department on October 26th, 2017are incomplete. You are schedule for a plan check meeting on November 13th, 2017 at 3:00pm. Please confirm or reschedule by calling 714-647-5831.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process. (New floor area of 684 sf)
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, is required by the School District to verify the scope of the work.Please correct floor area of addition to 684 sf on the drawings.Show 1 hour exterior wall when located at less than 5’-0” form property line including the eave projection. Call out the fire rating of assembly for 1hour rated wall and eave per Table 7 and item number on the darwings.Minimum window area shall be 8 % of the floor area and 50 % openable at Dining / living room / kitchen room. (CRC R303.1) Revise drawings to show complianceNet window opening for ventilation at Dining / living room / room/kitchen room shall be a minimum of 4 % of the floor area. (CRC R303.1) Where openable windows are not provided provide a mechanical ventilation system capable of producing 0.35 air change per hour in the room. (CRC R303.1 (1))
Revise T-24 to show additional floor area of 684 sf and existing floor area of 1239 sf. (Not 1934) and see red marks on T-24 calculations for additional comments to be input in calculations.
In lieu of soils investigation report per Sections 1803.6 of the 2016 California Building Code and City of Santa Ana internal policy, revise structural calculations (pages 6 and 7)for minimum foundation/footing design requirements for small projects as follows:
- Allowable foundation pressure not to exceed 1000 PSF.Revise drawings to show compliance with new calculations.
Submit calculations for design and justification for shear transfer details 3 and 5 of Sheet SD2 of drawings due to large span of roof diaphragm.
Reference Sheet T-24 energy Sheet 2; the responsible author signature and responsible designer signature cannot be the same individual. Please revise and resubmit signed T-24 Sheet. See red marks on calculations and drawings for additional plan check comments and revise to show compliance.
-The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. See attached.
Show compliance with SB 407 on the drawings. Please refer to attached and provide a completed Form on the drawings.
