All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide an analysis sheet on plans calculating the open areas to justify that the structure is an open parking garage. Make sure you include in your analysis any screening that is provided on these opening.( see also 11 below)Please clarify where the 8’-2” ceiling height clearance stops.Provide panic hardware on the electric room doors with more than 800 AMP.Complete all the reference detail on the enlarged structural plans.Note 15 is calling for green screen on the openings? Please note that this is being designed as an open parking garage and adequate openings need to be provided.Where are the design calcs for the vehicle barriers? Please note the barriers need to be designed per section 1607.8 of the CBC.and section 4.5.3 of the ASCE.Provide an enlarged area to illustrate that the people parking in the accessible parking stalls are not required to wheel behind parked vehicles other than their own.All plans need to be signed and stamped by design engineer.Are the gates shown on the site plan new or existing? If these are new and are in the path of exit travel they need to have the proper hardware and swing to ensure proper exiting from the existing buildings.The soil’s bearing pressure provided in the calcs exceed those allowed to use shallow foundation. The higher load ones need to be supported by a pile system.Please make sure the soil’s engineer reviews the foundation design and provide a letter or stamp on plans indicating that he has reviewed it and that it complies with the soil’s report.On structural floor plan provide a call out for the regular steel, other than the post tension re-bars. Some notes on plans are indicating that the steel runs in one direction, if this this the case please justify.Complete the bubbles on sheet S3.60.Complete the details provide show chord reinforcement at the diaphragm line for example detail C&J on S4.02.Complete detail B on S4.03.Provide structural calcs and details for the canopy at the entrance to the parking structure.Provide complete structural detail for the outside masonry wall, provide call outs for all re-bar sizes and spacing, cross reference with plans.Call out all steel reinforcements and footing sizes supporting all masonry wallsThis building need to comply with the green building code other than the EV parking and bicycle storage, please add the proper notes and details to show compliance.
