Also, I could not find the enlarged plan for: “Coffee seating area” that is referenced on sheet A111. (Sheet A313 is not submitted with these drawings). For this seating area, show compliance with CBC Chapter 11B requirements.

- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceShow on the plans:
- Type of Construction. PerCity’s records the type of construction for this building is: IIIB. The information on the cover sheet shall be modified as marked on the drawings.
- Number of stories/mezzanines and building height in feetProvide typical section view detail of all new partitions and ceilings showing:
- Size, spacing, and material of framing members
- Note gauge and ICC Research Report number and installation/construction requirements for metal framing
members.
- It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of
the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing
field problem of 2½” wide metal studs not being able to accommodate plumbing pipes.
- Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13
for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations
and drawing prepared by a registered engineer are submitted for review. Submit structural engineering
calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Sheathing material and details of attachment. Note type, size, and spacing of fasteners.
- Heights of partition, suspended ceiling, structure above.Show compliance with CBC Section 1028.5 for the exits on the East side of this building. Exits shall be continuous from the point of entry into the exit to the exit discharge and “an exit discharge shall provide a direct and unobstructed access to a public way”. There seems to be 2 fences on the back of this building that need to be removed or altered.Revise drawings to show compliance.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.The require exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.CBC Section 1008.2.1, Requires means of egress in a building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsPer Section 11B-803.4 of CBC, provide a bench complying with Section 11B-903 in all accessible fitting rooms. See red marks on sheet A342.Per Section 11B-404.2.6 of VCBC, provide and call out on the drawing a 48” clear space between doors in the series. Such as door # 154 & 111 and door # 154 & 116 in the vestibule # 154.Provide compliance with CBC Sections 11B-205 & 11B0-309 for the proposed locker room.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247. Revise drawings to show compliance.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Sections 11B-604 and Section 11B-226.4. See detail 1/A307 for red marks.Provide knee clearance and other control dimensions for the proposed sink in the lounge room.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for vertical and lateral loads of:
- Submitted calculation is not adequate and sheet S 141 is not clear and the details are confusing.
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof).
- New equipment screening on roof
- Any other structural alteration such as special ceiling feature shown on sheet A133.Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes. Resubmit revised calculations showing compliance.A key plan must be provided for the structural members designed on all pages of calculations so that the calculations and plans may be correlated.See other red marks on the drawings. Please resubmit the marked up set with revised and updated plans for recheck.
