The maximum area for second dwelling unit per City ordinance is 750 SF. Please reduce the area of the proposed second dwelling unit to be with in the 750 SF.The proposed (N) porch shown on sheet 4 of drawings does not match the sheets 2 and 5. Revise drawing to provide consistency.Provide footing and framing plans and details for (N) porch on the eastside.See red marks on sheets: 1, 2, 3, 4, 5, 6, D2, and D3. Please resubmit the marked up set with revised drawing for recheck.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Provide and or update the Index of drawings on cover sheet.
Show location of minimum 20x30-inch attic access with 30-inch minimum headroomfor the proposed second unit.
Bathrooms exhaust fan to have humidity control per Section R 303.3.1. (Sheet 3)
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. See the red marks on the submitted Title 24 calculation.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2016 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-The energy plan check consultant must also complete the attached “Energy Conservation
Plan Check Consultant Qualification Statement”.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
-Minimum width of 36 inches.
-Minimum headroom of 6 feet 8 inches.
-Framing (stringer, landing, etc.) size, bracing, connections, footings.
-Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
-Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed
side.
Handrails shall satisfy the following:
-Provide continuous handrail for stairways with 4 or more risers.
-Handrail shall be 34 to 38 inches above the nosing of treads.
-The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross
sectional dimension.
Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. Any existing vent to be removed due to proposed addition, shall be replaced and calculation shall show minimum area required.
Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering. Any existing vent to be removed due to proposed addition, shall be replaced and calculation shall show minimum area required.
The following are required for attached garage:
- Specify one-hour fire-resistive construction (example is 5/8 “Type-X” drywall on 2x4 framing) on
the garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling.Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed. See red marks on sheet 6 of drawings.
