See the list below for items # 5, 6, 8, 10, 16, & 22. Since resolving these items will not cause any changes to these plans, I have approved the drawings for building permit issuance subject to items listed above The approved drawings are placed at the plan check counter for your convenience.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final set of drawings. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.(If the school fees were paid for these 3 models, provide evidence that the school fees are paid for addition square footage under proposed “FLEX ROOM” for each case.) -In addition to other fees, a "Park Acquisition and Development Fee" shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency for each SFD permit based on number of bedrooms. Please check with a building permit technician at the permit counter for the amount of this fee for each proposed SFD plan. For factory built metal fireplace: - Specify manufacturer, model and ICC/UL number. - Note on the plans: "Factory built metal fireplace installation and use shall be in accordance with its listing." The plan check time for this revision is total of 11 hours so far. At the time of submitting the plans, the applicant has paid for 3 hours only. Additional 8 hours of plan check fee is due upon resubmittal. Sheet “SP3” shows the “Temporary Sales trailer”. This sheet shall be updated per previous approved plan by adding a note that the sales trailer and parking area shall be under a separate building permit. Architectural comments for: PLAN 1 If the school fee was paid for this model before, provide evidence that the school District fees are paid for addition182square foot under proposed “FLEX ROOM” Option. The energy calculation shall be updated to cover the proposed condition space under “FLEX ROOM” option. The T-24.2 sheet does not reflect this additional square footage. Verify that the heating system can provide the code required heating for larger conditioned space under proposed “FLEX ROOM” option. The following sheets are not properly clouded for this revision: sheets A1.4, A1.5, & A1.6. Please verify the proposed wall separating the garage from the “FLEX ROOM” option complies with CRC Section R302.6. The proposed fire place option is not shown on the exterior elevations.
