All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Provide plan check respond sheet. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3 corrected sets of plans. (When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only, if needed. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information. Please remove E-1.1 and E1.2 Sheets.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (714-647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (714-647-5840)
- Public Works Agency approval (647-5039)Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of signed contract by both parties showing labor and materials for all work to be done under the subject building permit application. The valuation of improvements for the subject building permit application has been estimated to be $65000.00. New valuation of project does not change the plan check or permit fee. Reference Sheets CS through-1; It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA law and it is the responsibility of designer. Please removenotes referring to ADA compliance. This project is reviewed for compliance with 2016 CBC.Please remove Sheet F-1, Merchandise plan, as this is not matching scope of work for accessibility. Also clarify on the drawings if racks shelf or fixtures or items not listed in scope of work as shown on this Sheet is part of this permit. Existing and new items must identified on the drawings. This permit is only for list items in Scope of work and not a TI permit. Additional plan check comments to follow if part of this permit.Complete the attached Disabled Accessibility Documentation Form and return a signed copy with revised drawings.For modified toilet rooms, Show/note ventilation requirements on the plans in accordance with the 2016 CBC and California Mechanical Code (CMC) requirements for each type of use.

Remove tactile for door signage and maintain circle and triangle in contrasting color with door. Section 11B- 703.7.2.6.g. Show maximum on 4” door encroachment as marked on the drawings. Section 11B-604.8.1.2.h. Show 60” clear dimension for toilet room from sink edge to opposite wall as marked on the drawings. Section 11B-603.i. Provide dimension for door opening providing access to toilet rooms. Section 11b-603.j. Show grab bar height at minimum of 33” and maximum of 36”. Section 11B-609.k. Remove vertical grab bar for toilet rooms. A minimum clearance of 12” is required above horizontal grab bar. Section 11-B.l. Provide missing detail 17 as callout on detail 11 for drinking fountain. Clarify if drinking fountain is existing and to be maintained with no upgrade to comply with Section 1B-602.m. Remove ADA reference and replace with CBC or Chapter 11B.n. Reference Sheet A-5.1, provide finish floor transition detail to insure accessibility compliance with Section 11B-303.Reference Sheet A-1.1, Note # 5, provide missing detail for accessible shelf. And provide height for credit card reader accessible counter, Note #14. Please clarify if card reader exists to be modified or new cared read. Refer to Section 11B-220 for additional requirement.Tactile exit signs shall be required at the following locations, and show location of each applicable sign on the drawings exiting plan: Please refer to red marks on the drawings A-4.1 (Section 11B-703.4.2, 2016 CBC).
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
