This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow
shall be required pursuant to a resolution of the City Council for the Recreation andCommunity

Provide building information on plans:( add information for each of the units separately).

List all deferred submittals on cover sheet. (CRC R106.3.3)Are you planning to get the fire sprinkler system submitted and approved at the same time as pulling the permit for the house; if not list the sprinkler as deffered.
Provide and show on the plans, house street number visible and legible from street. (Minimum 4”High x 1” Wide) CRC R319
A code complying stair should be provided, a split landing is not code complying.
Provide notes and details to show that emergency escape windows are provided from bedrooms.
Sheet 6 is calling the 4X12 as a floor beam. Please provide the proper label floor beams are supporting floor load.
Please provide notes/details to indicate that the ceiling joists on the second floor are 1 piece to act as a rafter tie.
Provide a detail of the single point where all the hips meet above the garage. Provide proper straps.
How is the paralam at the front of the house supported? Either provide a support make it long enough to support on the adjacent wall.
Provide a reference on plans to beam support detail.
Show all rafter ties on framing plans; and provide a clear reference to the rafter tie detail.
Show on electric plans the EV raceway to make the unit EV ready.
Provide clear inf. On plans to make the unit Solar ready.
This project requires a soil’s report. Please provide a copy with recommendations.Structural plans need to comply with soil’s engineer’s recommendations. Ex. 2 # 4 top and bottom, footing depth etc.
Provide a 2x6 framing for all walls where there is plumbing.
Provide a clear detail of the 1-hour wall partition separating the two units. Please show the extent of all 1-hr rated walls. All wall separating the two units must have an STC rating 50.
Provide detail for all penetrations in the rated walls.
Provide a detail of the 1-hour floor ceiling assembly separating the two units. Provide a reference for the assembly. The floor ceiling assembly separating the two units must have an STC rating of 50.
Avoid placing the closet for 1 unit under the stair of the adjoining unit. The use under the stair should be only for the same unit.The closet is still shown on the architectural plans.
