If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.\ Please indicate next to each comment where the item is corrected Please note the plans are not checkable in the form they are submitted, plan review will be conducted once a complete set of plans is submitted. Plans must be prepared by a licensed engineer or architect..Resubmit 2corrected sets of plans.Scope of work shown on the computer system, is a cover to a trash enclosure; this does not seems to be a cover for a trash enclosure.Plans must be approved by planning prior to submittal for plan check.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.Clearly indicate the scope of work under this building permit application: - Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application. - Construction drawings must clearly show all work to be done under the subject building permit application. - Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. This includes mechanical, plumbing and electrical work that is not specifically required by the Building Code.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Provide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. - Provide a fully dimensioned site plan on a separate 8½” x 11” sheet of paper. - Show all property lines of record on the site plan. Show compliance with CBC Section 704 and CBC Tables 601, 602, and 704.8.It is important that the type of construction be shown on the plans and indicatewhether it is sprinklered or not. In addition, please dimension the distance from the face of the proposed addition to the property line. Show on the plans the type of roof covering that will be installed.Can’t place the truncated doom at the door landing and overlap on the accessible parking isle. By the way clarify if the two spaced shown next to the door are accessible.Can’t have a trellis right at the property line. Either move to a location where opening are allowed or provide a fire wall with a parapet to separate it from the adjoining building.The footing shown for the 8ft cantilever site wall appears to be small. Any load to be supported on the exiting site wall has to be supported by structural calcs.The door from the space is shown differently on the site plan and on the ground floor plan. Clarify where the door is, if it is going through the proposed enclosed area, provide adequate information to show if it is a required exit or not. Are these new or proposed doors. Please note on plans that all doors to have a level landing.Sliding door can serve an area with more than 10 occupants. This is regarding the sliding door shown at the proposed enclosure.Provide a floor plans of the existing space, show all entrances and exits.Dimension the width and length of the Accessible parking space and the loading area.Provide lateral support for the proposed structure. Provide structural calcs to justify.Please clarify the note shown on sheet A101, existing 6” gap!;I thought this structure is new.
